When yJll N:dOOW?o'n t os!;fic389-0709xperien Renter's insurance protects from disaster or theft By Jennifer Petty Express Writer Most people first think about insurance when they buy their first car or home because the law or bank requires it before the home or car can be purchased; pur-chased; but, few people even consider con-sider renter's insurance when they rent a house or apartment. Robin Ross at Bear River Mutual Insurance, estimates that less than 10 percent of the people who rent have insurance to cover their possessions and any liability. liabil-ity. When asked why renter's insurance was importand, Ross said, "Accidents happen all the time. You didn't work all your life to loose your stuff to someone some-one who steals it or if an accident happens. Renter's insurance will protect you." The reason few people have renter's insurance is probably because people do not understand under-stand why renter's insurance is important. Many renters mistakenly mistak-enly believe that their property is covered under the homeowner's homeown-er's policy, but in most cases, the homeowner's" policy only covers the actual structure, but does not include any property inside. Renter's insurance also provides liability protection if someone is injured and temporary housing help if you need to have repairs done on your apartment. For example, if the ceiling in a rented property is damaged by a hail storm, the ceiling will be covered by the landlord's insurance insur-ance policy, but a brand new television tele-vision that was destroyed will not be covered. Also, if the apartment apart-ment resident needs to move out while the ceiling is being fixed, renter's insurance would help cover the costs of staying somewhere else. Renter's insurance insur-ance would also help with the medical andor legal expenses if someone slipped on the sidewalk that was the renter's responsibility responsibil-ity to keep clear. Theft of items on your property or in your car are also covered. Additionally, if luggage is lost while traveling, a renter's policy can cover the cost of replacing the property. Some items such as expensive electronic devices, antique furniture, fur-niture, art, jewelry, or firearms, need to be registered which means the serial number and appraised value need to be submitted sub-mitted to the insurance agency. Ross also noted that some items have a limit on coverage. She mentioned for example, that an electronic apparatus will be covered cov-ered up to $1500. The actual loss or damage to property covered by the insurance insur-ance depends on the company, but many companies cover fire, lightning, theft, smoke, vandal ism, windstorm or hail. Some. comnanies mav include damaee from a burst water pipe, aircrafts and vehicles, freezing of plumbing plumb-ing system, or falling objects. Other policies, which are somewhat more expensive, will pay the amount required to purchase pur-chase an actual replacement. "Most policies now are figured at replacement cost," said Ross. "It makes absolutely no sense to do cash value because if you paid $3,000 for a leather couch and your house burns down and the couch has depreciated and is only worth $100, you could not replace your couch." i 4. Location and previous claims also affect the price of renter's insurance. If you have made previous claims or live in an area that is considered more prone to thefts or disasters, the price of the insurance policy will be greater. Even if the amount of personal person-al property is not worth enough to insure, renter's insurance covers other situations that may be detrimental if they occur. A policy can protect you against a lawsuit and can pay medical costs if someone or their property prop-erty is damaged on your apartment's apart-ment's premises. To purchase a policy, it is necessary to estimate the worth of personal possessions. A written writ-ten inventory of items of value should be kept. Model numbers, serial numbers, dates and price of purchases are good information informa-tion to record. Photographs or a video recording of property can make replacement easier. When purchasing renter's insurance, it is a good idea to shop around. Policies can vary greatly between companies and some companiesmay give discounts dis-counts that are not available through others. In addition, sometimes, discounts can be , btained if both auto and renter's rent-er's insurance, or renter's and life insurance are purchased through the same company.
