But a group of neighboring owners and Parkites are fighting the idea. One called it an "extremely "ex-tremely unfair, transparent" tran-sparent" attempt by residents to shut the development door behind them. The debate was held at the Planning Commission meeting of last Wednesday, March 23. Mary Wintzer presented a proposal taking in Park City blocks 59, 60 and 61, the west-facing west-facing portion of McHenry Street. Much of the discussion centered on the road to McHenry. Wintzer said intense in-tense development would place a strain on the small access. Opponent Jim Ken-nicott Ken-nicott responded, "A zoning change will not solve the problem of an inadequate' road. I think it ought to be improved." The requested change would restrict the neighborhood neigh-borhood to single-family lots at a minimum of 3,750 square feet, with five-foot sideyards, 20-foot front setback, set-back, and 10-foot backyard setback. There would also be no nightly rentals or timeshare. Wintzer changed one part of her previous proposal. She said the suggested roof heights would be left at 28 feet, rather than reduced to the previously-suggested 25 feet. Wintzer contended the Burger King and Dairy Queen to merge "There simply aren't enough people around to justify the number of buns we both will be sittin on. We've decided to merge." Those were the words spoken by the head Whopper when Burger King announced an-nounced its plans to merge with Dairy Queen at special sauce press conference held thisweekv.,, ,,.. , - .,. The majority of the parcels are on 6,000 square feet or more. "The smallest is 3,751 feet," she said. Another McHenry resident, Helen Alvarez, added, ad-ded, "We propose not to deprive other people of the right to build only to have them build what's attractive." attrac-tive." Residents said passage on the McKenry road is difficult enough at the present level of development. Carol Woolsey said the road often gets crowded. "There are times I can't get out of my garage at night. That road is really Spook Alley even in summer." Alvarez said the issue came to the surface due to a report that owner Paul Kalkbrenner planned to pub three units on his property. Kalkbrenner, introducing himself as "the infamous greedy developer," said he was working on a purchase agreement with Greg Schirf , each man to put a single home on the area. "Don't jump the gun on rezoning," he told commissioners. Schirf said he planned to develop his single house under newly revised HR-1 rules. If the proposed rezoning existed, he said, he would try to pull out of the deal. The new setbacks, he said, would make it difficult to construct on those lots. "Our intent isn't speculation, but to be a member of the neighborhood." neigh-borhood." Kennicott said, "I'd love to The D.Q. Manager added, "Park City is clearly not ready for Queens in town. This royal merging is best for all concerned. The new burger palace will be called Princely Patties and will still use the slogan, "Home of the Big One," but it will include a creamy reminder of the merge. The slogan will now say, "Home of the Big, Soft ,One." .., war rages live on a nice big lot too, but I didn't have that expectation. Owners here expected to build to HR-1 standards. Now there is proposed this very tiny zone. I think it's spot zoning." Wintzer responded, "Our legal advice is that a spot is one or two lots." Resident Mary Lehmer suggested if McHenry owners want change, they should buy out the other properties. Lee Kapaloski said the real issue is road access, and recommended Planning Commission should pressure City Council to act on the problem. There was also disagreement on nightly ren Easter at Park West ParkWest is expecting a visit from the Easter Bunny this Saturday and people are advised to watch where they ski. They may run into some very valuable eggs. At the bottom of the mountain, children three to nine years old are invited to participate in an Egg Hunt beginning at 9 a.m. Participants will be eligible to win candy, chocolate bunnies, stuffed animals, and free Skyrail passes which can be redeemed this summer. The adult hunt will be a little tougher. Eggs will be hidden throughout the ParkWest Ski Area. But the rewards for those who search carefully will be well worth the effort. Prizes for the adult egg hunt will include in-clude day passes for the 1983-84 ski season, sky rail passes, one coupon book of 10 day passes valued at $100 and one full season pass which would save the lucky winner $250 next season. The Easter bunny himself will be skiing the mountain moun-tain all day, giving out candy and a few clues for the egg hunters. tal. Kalkbrenner defended it. "Las Vegas has gambling. Park City is a ski town, and rental's the deal that goes with it." "I don't feel nightly rental has any place in Old Town," said Wintzer. "Just because it's a conditional use, that is no guarantee of protection." Helen Alvarez said, "We've lost parts of town because we didn't act in time." But Commission Chairman Cal Cowher suggested, "It's a little premature to set standards for a zone, when we don't even know what it is." He noted that the overall Streets Master Plan has not been completed yet.
