With the new interchange comes new opportunities for commercial real estate in Cedar City, said Rich Gillette, a sales agent for Mountain View Real Estate Inc. in Cedar City. Mountain View Real Estate owns a 230-acre piece of land just east of the proposed new north interchange. "[The new interchange is] going to take Main Street and build it up to do a brand-new overpass interchange. We control the property on the east side of that new interchange," said Gillette. Gillette said he expects the 230-acre piece to be a large project. "We'll be able to offer any size piece [of land] somebody is looking for.· Gillette said he has sent a plan to the city to get the land annexed and zoned. "In that area we're going for general commercial zoning, which allows for light manufacturing, as well as all of the highway service-type uses. Motels, gas stations; the immediate need off-the-freeway type of services." Gillette said an auto mall is already being planned to be on part of the 230-acre piece. "It's a 35-acre auto mall. All the auto dealers in town are going to build new facilities out there. The plan for it has been approved, we're shooting for next August to start construction.• Gillette said all of the construction will be done by the individual auto dealers. Mountain View Real Estate Inc. specializes in all types of real estate, but it is looking more to commercial real estate as the future of Cedar City, said Gillette. "We do sales and development," said Gillette. · we sub out pretty much all of the construction work. We don't have specific people we use.· The company, which is owned by Frank Nichols, has been established since 1975. Gillette and Nichols are the only employees, which, Nichols said, allows the company to give its work a personal touch. "We don't hand things off. We are able to deliver a real quality product to the end user with as little friction as possible," said Nichols. "We try to do first class work.· Gillette said he expects the company to be buried in the north interchange project for the next several years. •As the population increases and the people create more demand for services; as we need more grocery stores and shopping malls, we will have the room to build them. We just want to be able to have the property available as things grow and expand so we can try and stay ahead of the game a little bit,· said Gillette. BY KIRSTEN TATE SENIOR STAFF WRITER SUU does not have fire escape plans in its buildings, so in case of fire, follow the exit signs. All of the buildings on campus follow fire safety code, said Luck Felstead, campus fire marshal. "We go to a great extent when buildings are constructed to make sure exit systems are up to code even though it adds a lot of money to the cost of a building,· he said. Felstead said that the reason SUU doesn't have fire escape plans is most of the buildings are small enough that the plans aren't needed. He also said the codes are different for college campuses and for kindergarten through 12th grade. "We go to great lengths to make sure people follow the codes," he said . On-campus housing is built according to codes and, if followed, students are safe. In the Greek housing it is not required to post fire escape plans. but alternate escape routes are required for basement rooms, Felstead said. "In the last ten years codes have become a lot more restrictive and have been enforced a lot more. We have put more input into new building construction and have made sure codes are followed," Felstead said. Since there are no fire escape plans. and exit signs don't wake a person up at night if there is a fire , all of the buildings MAN WAS on campus have fire alarms. Many of the buildings have sprinklers too. Felstead said that the school is obligated to have the fire alarms, but it is up to students to follow them. For the 30 years Felstead has been at SUU , he said that the largest fire he has seen was the fire in the Adams Memorial Shakespearean Theatre on Feb. 15. · we have been extremely fortunate here on campus. I hope we never have one,· he said. Felstead said that there was a fire in Juniper Hall 10 years ago. Students left a candle burning when they went to sleep and the plastic candle holder caught fire. One of the students awakened and opened the door allowing the smoke to reach the fire alarms which went off immediately. "If one of the students hadn't awakened, we would have lost them ," Felstead said. The building was evacuated and all of the other students were safe. He added that students have to take the fire precautions seriously or the precautions don't do any good . "One of the biggest violations we have is people propping doors open. Corridors are supposed to be safe and when doors are left open they become unsafe. There are reasons behind the codes.· · we do our best to keep the buildings safe. but students and faculty are also responsible to listen to alarms and follow· the codes," he said.
