Show Business Examiner NoveteM Sunday 993 3F Seeking a job? At least take a shower Scspstoward News Service Jji the midst of one of the tightest labor markets Colorado has ever seen the Kaiser Permanente HMO must interview 15 job applicants to find even one qualified candidate That's up from five just two years ago Jljhe difference? Job applicants today are missing some basic trarts that once were taken for granted Employers today are seeing job applicants who show up late for interview s if they show up at all They're seeing job applicants who bring their children to interviews or are dressed in attire more appropriate for a backyard picnic than an office Job applicants who don't look people in the eyes or don't know how to shake hands Even job applicants who could stand a shower In a recent study by Works! - the Colorado counties' work force development arm - local employers listed a good work ethic friendliness and good hygiene as three of the five most important characteristics they are seeking in job candidates A good work ethic Arapa-hoeDougl- which encompasses everything from honesty to reliability was the most desired trait "We have seen a major change in the applicant who comes in the door over the last 18 months” e said Mary Jo Lopata consultant for Kaiser "The skill level (of an applicant) drops to (a factor) behind work ethic reliability stability ability to relate to other people compashuman-re-sourc- sion" Kaiser was one of about 60 companies that participated in the study Charles Schwab a financial and investment firm also participated Schwab recruiter Lisa Roberts said she sees a lot fewer candidates with raw enthusiasm for the job and the company "I'm amazed when I see it now because I don't see it that often" Roberts said "Job candidates know the market is theirs for the taking" Most employers say the tight labor market is the reason for the change in candidates Potential employees who know they have dozens of opportunities don't care quite so much about landing a single job they say ' As long as they perceive they have more choices it affects their attitude" said Patricia Kuskie director of ArapahoeDouglas Works! Kuskie has another explanation The tight labor market has forced many companies to tap alternative work sources such as people on public assistance who may never have held a job or been taught basic business skills "We take for granted that people understand these things" Kuskie said "But it's important to talk about what they are what they look like” Companies too often shy away from this duty They may believe these skills can't be taught you're among the thousands homeowners refinancing fall take the opportunity to1 gain control of your money -jettison the escrow account and paythe taxes and insurance yourself Think about it You're an adult You make the monthly morrtgage payments directly to the lender You make the car payment directly to the bank You send the check each April straight to the IRS So some- one else take your money put it in his account and then pay your property taxes and insurance for'you? The benefit is all to the lender and none to you- because the lender can use y our money - and that of a multitude of other homeowners -until the tax bills come due Tell the lender you don't want an escrow account that you'll be paying your own taxes and insurance If he objects find another lender Once you've gotten rid of this outside interference in your financial affairs set up y our own account - a money market fund a wrap account with a brokerage a Savings account - and put in enough money each month to cover the tax and insurance bills when they come due In many states property taxes ar£paid in two installments and pftyperty insurance once a year Call your insurance agent and the county tax office to find out if you don't know the schedule in your area You also can arrange this savings plan to suit your own needs For example divide the total among 10 months instead of 12 Then you'll have money free in November and December to help with holiday costs Suppose your taxes are S3 000 a year and insurance is S400 To set aside the required S3 400 over ! 2 months you need to save S283 a month Increase those 1 4Jv low-intere- LOANS: Direct lender loosens its requirements for homeowners who need money now Have you been turned down for a loan?
