If you are fortunate value will work to the sellers advantage. If the property is fairly priced, educated buyers will make a good offer in an effort to get the house before someone else. A house that lingers on the market prompts uncertainty over fair market value, which helps buyers who figure that a house worth the asking price would have sold. In the end, the first good offer may be the best one. UTAH VALLEY REAL ESTATE is devoted to (m Prudential council at odds reconsidered. It had also been discussed at the previous pre-vious council meeting on November 7. At that time the developers requested that the council allow them to amend their proposal to include only a portion of their original request. The original proposal was to annex 120 acres into the city and then develop de-velop them. The petitioners now requested that only 80 acres be annexed it at this time, with the remaining pui nun iu possiory De annexed an-nexed in at a later time. On Nov. 7, council members mem-bers questioned the developers devel-opers motives and stated a strong preference for only dealing with the entire original proposal. On Nov. 28, when the petitioners reopened re-opened the same request, the council again stated a preference for dealing with all 120 acres. In other matters, the Mayor recommended four new members of the Planning Plan-ning Commission Board of Adjustment and presented pre-sented their names to the council for their approval. Unanimously approved were Rick Mangeau, Jared Bringhurst, William Bleggi and Steve Rhoton. Bleggi and Rhoton will serve as alternate planning commission com-mission members. All four will attend all the meetings meet-ings but the Mapleton city ordinance requires seven regular and five alternate members. Alternates step in to vote when regular members are missing. The mayor mentioned that "We had a good response re-sponse to the invitation to serve. Quite a few individuals indi-viduals responded but not everyone was appointed. We also have needs on the transportation committee and starting up one or two other areas and we are keeping those names" for future consideration. An apparent paperwork paper-work misfiling led to the loss of his original files but residents involved at that time supplied written letters stating their recollections. This included Mike Co- bia, a current council mem- ber. The motion was ap- proved, with Ann Tolley 1 1 l recusing herself from the vote due to personal involvement. in-volvement. The council discussed street lighting in Maple-ton Maple-ton and the current contract con-tract with Rocky Mountain Moun-tain Power to supply and maintain those lights. The Mayor directed staff to analyze an-alyze the situation further and explore other options, to be reported at a future meeting. Dr. Is a puppy on your list for a Christmas gift this year? There is no denying that a sweet little pup is sure cute in a big red bow. It's a guaranteed crowd pleaser, too. However, if you are unprepared for the big event and the days following, your new addition to the family may bring less joy than you expected and more trouble. A great idea is to pick out your pup and then make arrangements for the puppy to stay there until after the big day. Just think about how much you are gone over the holidays and how much kennel time your new friend is going to have to endure while you are out visiting, shopping, eating and more. A nice long visit on Christmas Day will know your family a bit, too. he or she has been for a few more days until things settle down. Gift wrap all the things the puppy will need like food dishes, toys, collar and leash etc. and put them under the tree. It gets your family excited for who will be coming to stay very soon. During the unwrapping unwrap-ping you might discuss where the puppy will sleep and how to divide up the care. It is a good idea to put an adult in a supervisory role to oversee any responsibilities re-sponsibilities given to children to make sure they get done and puppy doesn't go without something (or get something off limits). When you develop a good plan for your new puppy things are more likely to go smoothly and everyone will be much happier. Here are a few ideas to help: Puppies are like babies in that everything on their level is an open invitation. Move things up that you don't want chewed Hide the electrical cords, too. Any animal will eat what's available. Don't let your holiday goodies fall to the floor or leave them in a place where they might be a temptation to your dog. Puppies need lots of naps during the day. Find a quiet place to position their kennel or bed (wherever (wherev-er they like to sleep) and let them have several quiet times every day without being bothered. When you are not watching your puppy pen or crate them so they don't get into trouble. This is especially es-pecially important when the animal is brand new to your environment and they want to explore everything. every-thing. Leave time in your busy holiday schedule to give your new family member plenty of attention and good care. They need to feel love or they will get lonely. Your holiday addition will bring years of happiness and companionship to your family with just a little t i - i i r i .. . j?iannmg ana a tot oi love.
