Show H H - ff j. : Ut-j- j 1 : -- o P Holiday Oil One Step Closer to Cedar Hills by Harlow Clark When businesses come to a city they submit a site plan to the planning commission, which sends it along to the city council recommending approval or not, and usually recommends changes. The council considers the plan and usually suggests some changes of its own. Cedar Hill council members mem-bers considered Holiday Oil's proposal July 12 for a gas station, sta-tion, convenience store and car wash at the corner of Cedar Hills Dr. and 4800 West. Assistant City Manager Greg Robinson told the council coun-cil the site is a subdivision of Amsource's property and so all improvements will need to be done. Planners said a 10-acre 10-acre master plan would be one thing "the city will need to pay close attention to," Robinson said in a memo. Another thing is traffic movement. Council members spent several minutes talking about the distance between the exit of the car wash and the entrance to the property from 4800 West, and whether a car coming out of the car wash would notice a car coming off the street. Robinson suggested a traffic calming device on 4800 West. Council Member Stephanie Steph-anie Martinez suggested a stop sign as drivers come out of the car wash. Another suggestion was to move the car wash a little south. Robinson also recommended recom-mended not having the entrance en-trance line up with the ChaseMcDonald's access as someone going from Holiday Holi-day to Chase would be going . straight across five lanes of traffic. "With four parcel owners, own-ers, we need to make a road plan," Mayor Eric Richardson Richard-son said, suggesting a special improvement district (SID). The mayor added that he doesn't want to see the car wash jutting out from the convenience store. True, they want people to know there's a car wash, "but it's the same thing we told Chase and McDonald' and everyone else. It's a small community, everyone will know," he said. Council Member Scott Jackman moved to approve the site concept subject to an SID for the roads, subject to subdivision approval, subject to review access on Cedar Hills Drive, subject to the car wash being on the same plane as the convenience store, or behind it, and subject to an overall site plan. The motion carried unanimously. "I hope we can make it work. It will make a great addition to our city," Council Member Jim Perry said.
