Show Trustees' Sate, WHEREAS, ON MARCH 6, 1890, SUSTE M. Free and John F. Free made and delivered to John B. Trever of Yonkers, Westchester county New York, their promissory note, wherein where-in acd'whereby for value received they promised to payto the order of the said John B. Trevor, one year after date, seven thousand dollars, with interest thereon at the rate of eiirht per cent per annnm, from date until paid, both before and after judgment, interest payable quarterly, and both princlDal and interest payable in U.S. gold coin at the banking house of T. R. Jones & Co., in Salt Lake City, Utah, and that all unpaid inter- : est should draw interest at the rate of eight per cent per annum until paid; and Whxrxas, To secure the payment of said note and interest, Baid Susie M. and John F. Erce on March 6, 1890, duly made and delivered a deed of 1 trust, conveying to T. R. Jones and 8. J. Lynn 1 of Salt Lake City, Utah, as trustees, the follow- ing described real estate, situated in Salt Lake ' City and county, to wit: A part of lot 1 In block 120, plot "V Salt Lake City survey, commencing at the southeast comer tU said lot 1 and running thence north 165 feet, i thence west 165 feet, thence south 67 feet, thence east 47V4 feet, thence south 98 feet, thence east 1 17V j feet to the place of beginning; said trust deed being recorded on March 6, 1890, and of record in Book 2 M of Mortgages, pages 190-1-2 ; records of Salt Lake county, Utah. And whereas in said trust deed said Susie M. and John F. Free covenanted to pay said promissory promis-sory note and to keep the improvements on said property constantly insured at their expense, and that if they failed to keep j up such insurance then that the holder of said note might effect the same and retain the cost thereof out of the proceeds of any sale ; made of the property under said trust deed; and, i Wiibbus, they failed to keep up Such insurance, insur-ance, and the holder of said note eftocted same at ! a cost of $14.95 ; and, WHiBiAS.no part of said note has been paid except the interest thereon up to June 23rd, lo91. and the principal and interest thereon from said last date is due and unpaid: and, Wiirias, said Susid M. and John F. Free covenanted in said trust deed hat if said note and interest should not be paid when ' dne. or if such insurance should not be kept up by them, then that said trustees might sell said prop- 1 erty, at the place and on the notice and in the 1 manner specifically prescribed by said deed, to pay the same, and the costs of sale, attorney's fees and compensation to said trustees, either "of the parties to the trust deed to bo at liberty to become the purchaser at such sale. Now at the request of such holder of said note, 1 the undersigned as such trustees and under the powers conferred on them by said trust deed, will, on Saturday, the 9th day of April, 1892, at 12 o'clock m. of that day, at the front door of the bait Lake County Court House, in Salt Lake City, l'tah, sell to tba highest bidder for cash, aid described property or so much thereof as necessary to pay and satisfy the unpaid amount of said note, and said insurauce and the costs of sale, including atiorneys fees and compensation com-pensation to the undersigned trustees.
