Show On 1,266 Acres Major Development Receives Rezomng VALLEY. WEST Rezoning for a major 1,266-acrdevelopment here was approved by a 2 vote of the City Planning Commission Thursday. Planners gave a favorable recommendation to Westlake Investments request for a combination of residential, commercial and industrial zoning between 3600 and 5600 West from 2400 to 3300 South. Janice Fisher and e 4-- Edgar Todd voted against the change. Mrs. Fisher said she was opposed only to the applicants request for 7 zoning (single family homes on 7,000 square foot lots), feeling the lots should be at least 8,000 square feet. In other matters, three requests for zoning (3,000 square foot lots) were denied. Planners turned down rezoning bids covering 44 acres at 3820 W. 3100 South, 20 acres at 6600 W. 3500 South and 15 acres at 3250 So. 6400 West. More than a dozen residents, supported by a petition bearing 200 before the City Planning Commission to oppose that if the 3 application was rejected, existing zoning would permit Ekstrom to develop a duplex project on the property without further input from the city board. But, in an 3 zone, the Planning Commission could establish certain criteria that must be met in development of the project, planners added. R-l-- R-l-- Ekstrom proposed 15 twin homes on the land parcel. Although 3,000 square foot lots are permitted in the zone, he said no lot would be smaller than 4,000 square feet. The buildings would have different roof styles and fronts to avoid repetitive appearances and would be surrounded by Nielson argued that zoning allowing multiple units was ill conceived, since the property is surrounded by subdivisions of single family homes. Ron Christensens said rezoning would allow Safe Kote to refurbish and display mining equipment for sale. No traffic or noise would be generated, he added. But a neighbor complained that Safe Kote had ruined his fences had not shown and as good attitude neighbors. He said he did not believe Christensens statements. A decision is expected on Sept. 11.
