This week's column constitutes part two of a multi-facete- d series dedicated to delineating each unique aspect of the vast realm of home construction embarking with the acquisition of proprietary terra firma. This column shows the way, starting with finding a lot. But, much like the unnecessarily confusing sentence above, the event of deciding to build a home can seem much more complicated than it needs to be especially when considering your financing options. Experience can eliminate most concerns, but if you have never before been through the process of finding a lot, arranging financing, finding a builder, deciding on floor plans, materials, decor, etc., the task can justifiably seem a bit daunting. A perfect example is the Little League team I coached over the summer. The first practice had every kid leaping fear" from the in "wild-eyebatter's box before the ball had barely left the pitcher's hand. They all had the same reason: "But I don't wanna get beaned!" "It will hurt." "Yeah. Hurt a lot!" Two weeks later, (and arm, back, rib and one or two heads) they got the hang of the fine art of ducking. In fact, one of the boys with the biggest initial fear managed in the very first game to hit one to the fence, for a home run. All it took was a little knowledge to conquer the fear. That, and a comment by me (of which I was reminded weekly), that I would some- d many-a-beane- t MTU lf.t)-O- ACTIVITY 225-752- FUST HOC PI AK I- - d ASPEN (801)489-772- 7 r- -" Mark Greer how mention his name in this column if he hit a home run. So here it is: Way to go, David Everett of Sunset Elementary NOW LETS look at land financing, and see if a little bi of knowledge might keep you from getting "beaned" by inex perience. (Okay, so it's a lame metaphor. But I had to get tht kids name in, right?) Last week, this column reviewed the pro's and con's oi purchasing a lot from a builder. Now, let's look at the option of buying a lot, with which you will eventually find your own builder. The biggest difference is, if you were to purchase a lot from the builder, he is usually willing to carry financing unti the house is built, which allows you to avoid having to pay for the lot Occasionally, the independent seller of a lot will do the same, and carry a contract of sale for a few months, or even years, until you are ready to build. But, more often, the sell er will want to be paid in full within a month or two of accepting your offer. In this case, you have a few options. 1) Of course, you can pay cash for the land. 2) You can have your construction loan pay off the land However, if you are not ready t t.
