Show four-plex plans tabled A proposed fourplex, to be built adjacent to the access road to the city park, has been tabled by the Park City Planning Commission pending resolution of parking and set-back problems. Proponent Jim Lynn is requesting a conditional use approval for a fourplex to be located at 1384 Park Avenue, with access to be gained from the road leading into the park. Concern was expressed at Wednesday's commission meeting that the preliminary site plan only allowed for six parking spaces, whereas the Land Management Code requires eight. , Lynn, who gained approval for a sevenplex in May that would be adjacent to the fourplex, suggested that the parking problem might be resolved by considering the two projects as one, with the total parking of both meeting the overall requirements of the ordinance. But, in his recommendations, City Planner David Preece said that would require: the planning.: commissipn tqvie -the sevenplex plans again, and he also stated that city attorney Michael McCoy had recommended against considering the projects as one. Another concern raised by the commission, during a discussion two weeks ago ont he matter, was whether the park access road should be used by a residential development. In response to that question, Lynn told the Record: "I think it's much better this way than having everything accessed onto Park Avenue." And, in a letter to the commission, City Manager Wayne Matthews wrote: "I see no problems in your gaining access by way of the newly paved road adjacent to the city park. ' ' However, Matthews went on to state that the parking developed for the city park should not be used by tenants of the proposed project. ' . ' Lynn said engineers were now revising the plans for the fourplex to try and gain additional parking space, he said the fourplex would ( again be presented to the commission. |
