Show Proposed Building 'Too Massive' The Park City Planning Commission expressed deep concerns over a 35,000 square foot office building proposed to be located in front of Windrift Condominiums Condomini-ums on the southwest corner of U-224 and Saddle View Wav. Planning Director Bill Ligety Lig-ety said that although an office building is allowed in the RDM (Residential-Medium Density) Zone, according -to the Land Management Code, the building must be in harmony with residential use. But Mr. Ligety told the Commission that the proposed propos-ed building, which would be used primarily as a bank with offices and an athletic dub on the upper levels, is not in character with the surrounding surround-ing residential area. "The building now proposed," pro-posed," he said, "is quite massive for the area. It's oiv commercial character rather ; than residential." , Ross Viehweg, an Orem architect representing Mark HatchlResort Construction), said he designed the building build-ing with substantial break-up in the facade in order to alleviate the large-size appearance ap-pearance of the three-level structure. He added the building, which is over 200 feet in length, has bay windows, decks, and balconies. balcon-ies. The height ranges from 24 feet on the west side to 28 feet on the east side. Materials include aluminum siding. Sixty employees would work in the building, Mr. Viehweg said. Planning Commission member Greg Lawson objected objec-ted to the proposed flat roof of the building, as well as to its overall size in relation to the area. "The building now looks like it should be in Salt Lake, maybe in the Avenues (Section of town), and I have strong reservations about the flat roof line," Mr. Lawson said. And Commissioner Rusty Davidson added he was concerned about the proposed propos-ed use of the building, and also its location. "I'm having problems with the bank as a professional building," he said. Chairman Burnis Watts added. "This seems like a commercial building in a residential area." Mr. Ligety told the Commission Com-mission that this site is "especially critical." because be-cause of its high visibility . from the highway. "We've tried to keep the area residential, not strip commercial," added Mr. . Davidson. Mr. Watts said he did not think a neighborhood bank would be in harmony with this particular residential area of town. Finally. Chairman Watts recommended that the overall over-all design be modified to better represent the character charact-er of the area and that its use should be less commercially intensive. |
