Show Ski Hill Property Sale Disclosed, Big Development Plans Unveiled Plans for construction of two 41 unit hotelcondominium complexes com-plexes near the base of Park City Resort's First Time and Three Kings ski lifts, the first phase of development of 60 acres of property at the base of the resort, were presented to the planning commission last week. The property was recently purchased by San Diego developer develop-er Jack Davis, who proposes to eventually build a series of hotelcondominium units on three parcels of land surrounding the beginners' ski runs. Also included in the masterplan is a commercial hotel development develop-ment directly at the base of the lifts, the site originally planned by Greater Park City Company for a Sheraton Inn. The developer is seeking preliminary approval on the first two buildings, to be located between the Three Kings lift and Crescent Ridge Road (see parcel B on graph), this month. According to engineer Jack Johnson, who introduced the plans, Davis hopes to build at least one of the buildings during next years construction season and may "conceivably" build both "depending on the pre-sales." pre-sales." As Johnson described Wednesday, Wednes-day, preliminary plans for one of the parcels to be developed later call for 12 condominium units on a one acre piece of land farthest up the hillside, (see parcel D on graph). Like all the proposed projects, these units would feature underground under-ground parking with elevators transporting residents from the parking area. A covered walkway would also be provided and a buffer of trees would separate the buildings from the ski runs. Johnson said this project is "very similar" to what was proposed several years ago as the Union America Lodge. A second parcel, consisting of 2.6 acres (parcel C on graph), would feature a cluster of 39 three story units close to the First Time ski run. A private r6ad would be provided behind the units for safety purposes, with the area on the other side of the road left as open space. A major hotel is planned for a 4.3 acre piece (parcel A on graph) and would feature some commercial commer-cial space on the first story with lodging units on the upper floors. Plans for the two buildings the developer hopes to begin next year include two outdoor tennis courts and a swimming pool that could function as a "hot pool" in the winter. According to Davis, who presented the commission with details of the floor plans, each building would be equipped with first floor lockers so residents could ski directly to their units. The buildings would have a mix or one and two bedroom units, each with a woodburning fireplace, and each building would include one smaller "studio" apartment. Units on the third floor would feature loft bedrooms. City Planner David Preece told the commission he had reviewed the project and recommended approval of the first phase plans on the condition that minor changes are made to comply with fire and safety regulations and a final landscaping plan and timetable time-table are provided.
