Show the ENTERPRISE Condo project assured smooth sailing Hallet, Hermanson and Associates has announced plans to build a $3.3 million condominium complex near Capitol Hill, and unlike most developers of the downtown Salt Lake area, they anticipate no opposition to the project by community groups. Taylor Burton as the site for a high density condominium complex, the first person the architects consulted was Hermoine Jex, chairwoman of the Capitol Hill Neighborhood Council. Hallet had already developed a concept which called for terraced townhouses on the 15 to 20 degree slope on Almond. The plan allows for high density of about 25 units per acre while buildings are 40 feet or less in height. Hallet met with Jex to see if she liked the idea. This was the first time anyone had asked us (the council) What would your feelings be about developing this?" Jex admitted. Thc structures, ranging to townhouses of 1500 to 1800 from two four-bedroo- m square feet, have been designed with an emphasis on privacy. Each unit has a private entry and two private patios or balconies. Hallet says the condominium design stresses individual ownership, with each unit paying individual electricity and heating costs. Communal maintenance will be kept at a minimum, although a caretaker will be available for a fee to the individual owners. Cost of the townhouses ranges from $70,000 to $80,000, he added. The brick and redwood structures will share a common driveway to underground parking facilities, with each unit having a garage entry to the home. Associated Mortgage and Realty Exchange Co. is the agent for the complex.
