Home sales in Utah in general, and the nation as a whole, have continued to lag the last 15 months because of higher interest rates. However, within that general lag, one can find areas of the country where home sales are brisk, and some segments of the lagging markets that have a lot of pressure from buyers. What does that mean to a home seller cm-- buyer? The total number of houses sold can dilute an average", or make a market seem stronger than it is. It is more important for both buyers and sellers to look at the strata within the market, and make their decisions based on more specific information related to area and price range. Within our market, the bottom, market remains heavily entry-levimpacted by buyers still taking advantage of very good rates. That entry price range varies in the greater Salt Lake area. In southern Davis County, finding a house under $100, OCX) is very difficult, and often competitive (more than one buyer andor offer per property). Buyers in this price range often discover they have to look in the northern part of the county, or in the central or west sides of Salt Lake to find an affordable house. Buyers are sometimes disappointed to find the size, condition and area they can afford are less than what they expected: smaller, older, in poorer condition and further el out. When examining price ranges, Davis County has more available hous- es above $375,000 than below $100,000, but the number of sales is just reversed: more sold under $100,000 than over $375,000. Land costs, even in the northern parts of the county, have also increased so that it is becoming much more difficult for builders and developers to produce a comfortable, affordable home. There does not seem to be a difficulty in pro- ducing large, luxury homes. Buyers above $200,000 are going to be able to negotiate a little more sharply because there is good high-price- d inventory but fewer buyers.
