Show A8 DAVIS COUNTY CLIPPER Tuesday, August 31 , 1993 Garden Centerl Tips on turning homes for sale into model showplaces What makes some homes sell while others become "shop worn?" It may be the condition they show. The inventory of existing homes and condos is so low now that most buyers are comparing them to new construction and model homes. The following are some suggestions to help turn your existing home into a model showplace: Mow and edge the lawn. Spray or remove all weeds, clover and out of the house. The buyers will find it very difficult to make a home feel like it could be theirs if the present home is right there. Buyers should be able to take their time to walk through at their own pace, get familiar, feel relaxed, become comfortable with the or sell a home or condominium. With interest rates so low and renewed confidence in the future at economy, least for the Intermountain West area. Now is an excellent time to buy wild grasses. Spray or remove weeds and stray grass from curbs, driveways and sidewalks. If you have a pet, remove all feces from the lawn. (No buyer, even a fellow pet owner, wants to consider owning a large litter box). Prune bushes and trees. Turn soil in flower beds. Consider a mulch, or bark chip added to put a final touch to planted areas. Not only does it give the appearance of easy maintenance, but feels and smells clean and tidy. Add color to yard by planting bright colored borders, or fill in other wise plain areas with bright colored flowers. Plant planter boxes on walkways or front and back porches. Wash all windows. Have an attractive front door (also garage door, if you have one) Surveys show that buyers look at the front appearance and outside of a property and ask themselves if friends and family will be impressed. Sounds snooty, but it is true. Therefore, you need to stand back and take a long look at how your home fairs, as a buyer will see it. Confine pets to an area out of the way. Don't allow them to wander around. This, and a barking to a dog can be a major turn-o- ff potential buyer. The best idea is to board them with a friend or at a local kennel, during open houses. One of the least expensive ways to improve is a fresh coat of paint inside and out. A third color used to trim or accent is a way of adding personality to an otherwise Obituaries church including Primary president, ward and Primary organist and singing in ward choirs. Fresh paint goes a long way to help with this problem. Check your light fixtures, many will have a dull film which will make them appear unclean, and hinder their ability to really shine. If you think that all this is too much bother then consider this; a potential buyer will begin to add up $$$ in his mind as they go through the home thinking of replacing all of the above items that may just need to be cleaned. In other words, this factor alone could cost you thousands of dollars to ignore. Replace any dated or shag carpeting, especially kitchen carpet. A low pile with little or soft color will work best. Also a continuance of pattern throughout the home seems to be most favored, verses years ago a separate color or mode for each room. Turn on all the lights in the home. Buy an inexpensive lamp for dark corners or rooms. Replace Jower wattage bulbs with 75, 100 'or higher wattage bulbs. Light, bright, cheery and open will appeal to most buyers.
