Show Wednesday December 22 2004 Sanpete Messenger Sanpete B11 Valley Edition Messenger-Gunniso- Moroni Council spreading out multi -family dwellings By C Truitt R accepted dwellings in residential zones and made them conditional use instead Staff writer MORONI —The City Council accepted changes to zoning ordinances regarding dwellings at its December council meeting which was held at its new monthly time of every i third Wednesday Now for a building to be defined as a dwelling a conditional use permit will have to be obtained Moroni zoning commissioner Brad Aldridge explained that the city did not want to clump multifamily dwellings into one area but rather spread them throughout town He said the city’s original idea was to allow only one per block but legal counsel the League of Cities and Towns cautioned the city that such a specification wasn’t legal So the zoning committee moved references to dwellings from the description of By specifying these dwellings as conditional use the zoning commission can control exactly when and where to place these types of buildings The buildings will be allowed a minimum of 600 square feet they cannot cover more than 40 percent of a lot they cannot contain more than four units and they are bound by all other residential requirements The fencing ordinance was also under scrutiny at the council meeting Maximum fence height for front yards in Moroni was 35 inches The council recognized that it is nearly impossible to get chain link fencing in that height It is made in heights The change in this ordinance will allow front yard fences at that height The council didn’t pass this ordinance because other changes are needed The plan is to have a requirement of 50 percent visibil ity of the road and to change the set backs for fencing on comer lots The council had asked Aldridge to draft a letter to send to the county planning and zoning officials in regards to a junkyard business near the Moroni Feed Company The business is an auto salvage that according to the council is spreading However at Aldridge’s news that the county had just passed an and Mayor Robertson added that autos should be left in the front not more that a couple of days Robertson owns an auto body shop and recognizes that sometimes it is difficult to move unsightly autos that people bring to a from the business immediately front yard but two days is plenty ordinance making all such business a conditional use the council tabled the letter and will research before the county’s ordinance sending a letter Aldridge said he checked with legal counsel David Church and he said it was possible to write an ordinance that was retroactive to existing businesses The council wants an opaque fence to screen out items stored on the premises of time The city council is not satisfied with the county recorder’s choice of using the opera house for elections Some council members said they have had complaints from the last election They said handicapped persons have farther to go and they believed they could make changes to the city hall that would bring it into compliance with new state laws Moroni City recorder Barbara Gordon will be researching possible changes Our Christmas “Statement!” We like to give credit where credit is due So the first order of business thanks to you is giving special You’ve shown us your friendship in so many ways Now it’s our turn to wish you the very happiest of holidays!
