Bohn Brigham Young University Not long ago I was invited to give a lecture to a 4 to help them with their group of persons financial planning for retirement. During the lecture, I helped one couple save sev-- 1 eral thousand dollars in federal income taxes by giving them appropriate counsel about selling their home. If you or a friend are approaching 65 and are planning to sell a home in order to move into a smaller one, todays column could save you a significant amount of money if you apply the counsel before selling. r' Let me illustrate my point w ith a couple (age 64) who sold their home for $40,000 , it was much too large for just the two of them since (heir children were grown and no longer lived with 55-6- x f J Since the couple had lived in the home for 10 years, they would pay long-tercapital gain taxes on only half of the gain (12 of $20,000 $10,000). Assuming a 30 per cent tax bracket, they would have to pay an additional $3,000 (.30 times $10,000) m federal taxes. To benefit from this unique tax exclusion (available only once during a taxpayers lifetime), you must meet the following criteria : Be at least age 65 before the date of the sale of the residence and, Have owned and used the property sold as your principal residence for a period (whether continuous or interrupted) totaling at least five years within the eight-yea- r period ending on the date of the sale. If you meet these requirements, you may elect to exclude your entire capital gain from your income if the adjusted sales price is $35,000 or less. If the adjusted sales price is more than $35,000, an election can be made to exclude part of the gain (details on page 112 of IRS Publication 17). The adjusted sales price is the amount realized from the sale after commissions and other selling exexpenses, minus certain qualified fixing-u- p penses. To qualify as a fixing-u- p expense, the work must be performed during the period before the contract to sell was made and be paid no later than 30 days after the date of sale. The couple cited had $2,600 of qualified fixing-u- p expenses; accordingly, all of their capital gain could be excluded from taxes because even though the sales price was $40,000, their adjusted sales price was only $35,000 as shown below: Selling price of old residence $40,000 Less: Selling Expenses 2,400 AMOUNT REALIZED $37,600 Less: Qualified fixing-u- p expenses 2,600 ADJUSTED PRICE $35,000 90-d- incomes la (act, says Dennis R Tadd. assistant manager (or the Salt Lake o(fice o( Burns International Security Services, Inc , most of the security guards do it on a part time basis while holding other, fulltime Jobs 25 We get a lot of guys who hire on just before Christmas in order to earn some extra cash, then they quit after Mr. Tadd Christmas, said Bums, one of the oldest guard - v, jWw 8 Equipment for simple interest or even lower of equipment types printing, agriculture, heavy-dutrolling stock, machine tools you name it Finance lease note based upon financial qualifications and credit worthiness You may even quality for a 6 simple interest rate Call 801 .
