Show ViUd SUdfoliu Higher Density Zoning Okayed WEST VALLEY. Three rezoning requests received favorable recommendations here Thursday from the City Planning Commission. While two were endorsed unanimously, a third Kent Ekstrom and Brent Gandres 4 application for zoning (4,000 square foot lots) at 6240 W. 3050 South was approved by a 3 vote. The commission was split on Ekstroms request to increase the density of a subdivision development cur- - R-l-- 4-- rently calling for single family homes on square foot lots. 7.000 Instead, he proposed a zoning change which would permit single family homes on 5,100 square foot lots. The homes would be located on lot lines -with no side yards -around a cul de sac, increasing the density to 17 units. The majority of the commission sided with Keith Sorensen, who said mixed and varied densities are a good planning concept and that zoning for 5.000 square foot lots is valid in the area. His motion was supported by Don Har wood, Ivan Woodbury and Carroll Elford. Voting against the measure were Edgar Todd, Janice Fisher and Walter Ewell. Todd and Mrs. Fisher said the area already has enough zoning for multiple family dwellings. Todd added that he feels a change would open a floodgate for more requests for higher density zoning. There was no dissension on Ron Cases application for l and M-(both manufacturing) zoning on 11.2 acres at 6800 W. 2300 South. Case said the zone change would allow usage of the property for construction of an asphalt plant and storage of contractors and rental equipment. The property is north of the 2100 South freeway, which curves south into 2400 South at 6000 West. The less intensive M-- l zone is M-- 2 along the freeway frontage. Unanimous a was given to Clyde and Verla Nielsens request for zoning on a parcel at 3855 W. 4100 South, but at least one planner expressed misgivings not about R-- 1.5-ac- re - the proposed project but about the potential uses of the zone.
