By Dian HYMER INMAN News FEATURES One ofthe least desirable aspects of homeownershipis maintaining the property so that you and your family are comfortable, and so that you preserve your financial investment. Homeowners who didn’t winterize their homes this past summer or fall should seriously consider doing so now. Knowing what needs to be done and finding the people to do the jobs, if you can’t do them yourself, can be a problem. The first step is to makea list of the jobs that need to be done. Your roof probably needsa routine maintenance by a licensed roofer at least once a year. Missing or broken shingles or tiles should be replaced. All vent pipes and skylights should be sealed. ‘The area around the chimney can be a problem ifit’s not well-sealed. A clogged gutter can cause even a water-tight roofto leak. So have the gutters cleaned and the downspouts cleared of debris. Your roofer might be able to do this for you, or you can call a gutter specialist. If the gutters or downspouts are deteriorated, they should be replaced. All roof and ground water should be directed away from the foundation. For example, downspouts shouldn't drop water directly at the foundation. This can saturate the soil and cause the foun- dation to drop. An underground drainage system that collects water and takes it to the street or to a storm-drain system is the best bet. Otherwise use surface drains even though you might think that they’re unsightly. An older terra cotta pipe drainage system will need replacingif the drains are broken. This can cause underground leaks that might jeopardize your foundation. If you rely on a sump pumpto take water out of your basement or yee make sure thatit operates properly. Foundationrepairs can be costly so it’s best to avoid them. Check the exterior paint for holes or voids. Patch and paint where necessary. Bubbling or crackinginterior paint can indicate a leak, so check the interior of your home carefully. Have your heating system checked,insulate where you can and weatherstrip doors and windows. ae you have made your list of needrepairs, prioritize the list so that you conan 6 duplicate efforts. For example,if you need new gutters and you need sore exterior painting, have the gutters teplaced first. The exterior paint will probably be damaged somewhat when the old gutters are torn off.
