Amend the text of the General Plan to remove references to the R1-6 and RM-15 zones. The R1 -6 and RM-15 zones are residential zones which no longer exist in Title 14, "Zoning", of the Pleasant Grove Municipal Code. 3. Amend the text of the General Plan to include a reference to the new Gateway Planning Area located generally south and west of State Street approximately between State Street and 1-15, and between Geneva Road and the west boundary of the City. The Gateway Planning Area plan is proposed to be included by reference refer-ence as a part of the General Ran much the same as the Major Street Plan is included by reference in the General Plan. The Gateway Planning Area plan is designed to guide development and regulations for the area that is likely to be most heavily impacted by the new 1-15 interchange. 4. Amend the text of the General Plan so that the Generally Applicable Zones that implement the residential land use designations of the General Plan are changed as follows: Development Plan. Amend the text of the General Plan so that the housing density (expressed in maximum dwelling units per net acre) of the residential land use designations of the General Plan is changed to more accurately reflect the density allowed by the proposed pro-posed Generally Applicable Zones (see 4 above) which implement the residential land use designations. For example, currently the Agricultural land use designation allows a maximum of less than one (1) dwelling unit per acre and is implemented by the A-1 zone which requires lots of at least one acre (43,560 square feet) in area. The proposal is for the RR zone to implement the Agricultural land use designation of the General Plan which requires a minimum lot area of one-half acre (21,780 square feet). The density of the A-1 zone is currently as high as one (1) dwelling unit per net acre. The density of the RR zone may be as high as two (2) dwelling units per net acre. The density of the Agricultural land use designation of the General Plan will therefore need to be changed from a maximum of one (1) dwelling unit per net acre to a maximum of two (2) dwelling units per net acre. This change will be required for each residential land use designation. 6. Amend the Generalized Land Use Map of the Pleasant Grove General Plan as shown on the map posted with this notice. The map amendments are proposed throughout the city and may result in a change in how many dwelling units may be developed per net acre in areas designated for residential land uses (most likely a decrease). In non-residential land use areas the change may impact what commercial com-mercial or mixed-use zones may be allowed and therefore what uses may be permitted per-mitted and what development standards may be required. There are numerous changes throughout the City and it is impractical to describe in narrative form all of the proposed changes. 'Public Hearing to consider a proposal to amend Title 14, "Zoning", of the Pleasant Grove Municipal Code by creating a new Chapter 14.34, "Gateway District (GW)" zone, establishing land-use regulations and development standards for land that may become zoned GW within the City. The GW zone is a mixed-use zone that is divided into sub-districts each with specific limitations and regulations on development develop-ment within the sub-district. Warmer weather will continue to draw more people peo-ple outside to enjoy Utah's beauty, but recreationists are being reminded to avoid littering this magnificent landscape. Trash plagues all recreational areas including streams, reservoirs, reser-voirs, hiking trails, campgrounds, camp-grounds, and vehicle pull-out pull-out areas. Bob Walters, Watchable Wildlife Program Coordinator, reports frustration frus-tration as he viewed trash surrounding magnificent ospreys, he viewed in northern north-ern Utah. He reported, It was disheartening to see this trail of garbage that people had left behind." The Division of Wildlife Resources encourages all outdoor users to care for the environment and remember that the trash they leave behind is sure to lessen the outdoor experience of others. oth-ers. The following tips were provided by Walters to improve recreational experiences expe-riences for everyone: Be responsible for your litter and the litter of those in your group. Bring enough garbage bags to pack out all the trash that will result from your trip. Encourage, through your example, other outdoor users to act in a responsible manner. Bring an extra garbage bag and pack out trash left by others. Leave the area better than you found it. When visiting an area with garbage cans, make sure the container's lid is tightly closed after depositing deposit-ing your trash. Some trash, found in campgrounds and other areas, came from garbage that was properly disposed of, but was later blown out by the wind. Report vandalism to any Division of Wildlife Resources facility to 1-800-662-3337.
