Advertising space deadline: wednesday september 20 CALL 649-9014 The applicant is requesting that the City Council grant approval in the form of a pre-annexation agreement of the most recent version of the application, a six lot subdivision on approximately 71 acres. The applicant is proposing that the City annex the entire 71 acre parcel and approve a six parcel subdivision on approximately 35 of the 71 acres located off Highway 224 adjacent to Quarry Mountain. The applicant is proposing that the R E s i d e n t i a I Development, RD, zoning be applied within the proposed development area and that the remainder of the project, approximately 35 acres, be zoned Recreation Open Space, ROS. The Open Space is proposed to be dedicated to City. The property is designed as AgriculturalHolding in the City's 1985 Comprehensive Plan. Six lots are proposed ranging in size from 3.6 to 6.6 acres. The applicant is intending for the development of Lots 1-4 to have stream access. At this time no equestrian uses are proposed and staff would support a final condition of approval that limits any such use to a Conditional Use Permit. Building pads of 15,000 square feet are show on the site plan. Maximum floor areas of 10,000 square feet per home are proposed. The building pads are located 50 feet away from designated wetlands and also 100 feet from the Highway 224 right-of-way. The parcel is located in a prominent position along the City's entry corridor and the Community Development Department Staff believes that annexation of this property is appropriate for city development to order to have control of site design and density at this locale. The Snyderville Basin Development Code will allow for approximately 1 unit per 5 acres in the portion of the property designed as Tier I. The existing sanitary sewer easement approximately delineates the Tier I and Tier II portions of this property.
