But do they tell you of the huge profits they themselves will make when 1-70 is completed, if they can force competition out with zoning. And since when has residency been a requirement for filing fil-ing a zoning petition. Is not land ownership and the desire to develop an industry, compatible with its surroundings adequate. They (the perpetrators of this petition) would choose to eliminate their competition by defeating the petition to rezone Pine Creek. But do they tell you that Millard County has already zoned one interchange for hiway services, and ask only that a plan for development be presented pre-sented before rezoning the others? Do they tell you that one major company is now completing negotiations for property at Cove Fort. Do they tell us that by 1975 (just 2l2 years) tnere will be traffic enough to swamp existing exist-ing and projected facilities in Beaver County, and the overflow over-flow will be forced to Iron County, etc? The 1-70 1-15 interchange is unique in that it is one of very few where one interstate deadends into another. an-other. It is the only one in the west. Information projected (by Highway Dept. officials indicates that the majority of the traffic will be east and west. Traffic through Beaver County is expected to increase by five times. Even the petition signed by these men, indicates that Pine Creek is k more likely area to develop than the Millard County interchanges. This is so because, all east-west traffic and north-south traffic will pass Pine Creek. Only a small portion of the traffic from the South-east to North would .bypass Pine Creek. The argument they used that there is no need to de-velcpe de-velcpe the Pine Creek Interchange until 1-70 is extended on west some time in the distant future is wishful thinks ing if Pine Creek is not developed, what chance have we got to have 1-70 extended through iBieaver County when all services will be in Millard County. Pine Creek is logically and ideally suited for development develop-ment to Highway Services. Highway Services will not be obnoxious or detrimental to surrounding property. Zoning Zon-ing to Highway Services will conform to the orderly development de-velopment and progress of Beaver County. It will provide . approximately $30,000 in tax base and many jobs to help . the--county prosper. With the additional traffic flow ex-" ex-" pected by 1975, when the Pine Creek area would probably Ibe. ready for business, would more than exceed any loss which might be felt by the established businesses, in Beaver Beav-er City and vicinity, if they are agressive, modern and competitive. If they do not meet the above criterion, they will not be able to compete with the present competition across the street. These things are what must be considered. When 1-70 is completed, traffic will be adequate to support any agressive agres-sive and competitive hiway service oriented business, with reasonable access to the interstate. We must not use zoning zon-ing to protect those who are not willing to meet these terms. In light of the inconsistency of the petition itself, and the people who signed it, realizing that it was perpetrated Iby those who wished to serve their own selfish interests, by zoning out competition, and recognizing that if Pine Creek is not rezoned now, that Beaver County will reap only the left overs, aiter Millard County has got the meat, potatoes, gravy and dessert we ask the grass roots the electors the little man, to stand and be heard. Call your county commissioners : Fred Harris in Beaver, Beav-er, 438-5585; Thurman Eyre in Minersville, 386-3191; and Richard Jefferson in Milford, 387-2336; and tell them all what you think. Go to the public hearing in the courthouse at Beaver Wednesday, May 31 at 2:00 p.m. and be heard. Our schools, our roads, and our county, needs the jobs, and the taxes that will be provided at Pine Creek. "Red" IT'S TIME FOR THE GRASSROOTS TO SPEAK OUT! For well over a year we have advocated the rezoning of the Pine Creek (Sulpherdale) Interchange on 1-15 to Highway Services. It is no secret that we believe this to ! Ibe not only in the best interests of Beaver County as a j whole, but that we believe further restrictions on the zon ing of the interchange by the County Commission constitutes consti-tutes a complete disregard for the interests of the people of Beaver County and uses zoning restrictions to protect 1 certain businesses, and to eliminate competition (another fallacy as the competition will be established anyway just across the Millard County line). Last week eleven (11) Beaver County Men signed a petition opposing the rezoning of Pine Creek. All of these men are respected in the county, and considered to be men of honor and integrity. Three of them are school board members, who should be even more concerned about a wider tax base than the average citizen. Several are politicians, poli-ticians, now holding office, or have held office and in all cases are quite active in their respective parties. Three are ! from Milford, four from Minersville, and four are from 1 (Beaver. All are business and civic leaders .whose signa tures will noe be taken lightly. We contacted several of these men, those who we thought by signing this petition, had compromised their previous stands on zoning. Of those we contacted, three indicated that they had signed this petition without actually, ac-tually, or thoroughly reading what they were signing, or had not read it at all. Some admitted they were not adequately ade-quately informed on the pro and con of the zoning petition which will be considered at a public hearing next Wednesday Wed-nesday before the County Commission. And others stated that the petition they had signed was not valid or important. import-ant. All of them were aware, I'm sure, that the petition was passed around and written by owners and operators of Bieaver City gasoline stations arid motels and other tourist oriented industry. The perpetrators of this petition carefully point out that "in the past year five major oil company outlets, one restaurant and one drive-in cafe, have been constructed," at the north and south interchanges, of Beaver City, "at a cost of approximately y2 million dollars." They point out that the above construction has produced pro-duced jobs, it has generated taxes, it has contributed to orderly government and procedure all .without extra cost and dislocation to public, services." ": ;.: What the petition fails to point out is that its perpetrators per-petrators were the protestors at the zoning hearing in December of 1970 that opened the north and south interchanges inter-changes at Beaver City, that permitted the construction and orderly growth that they are now so ready to point to as being the correct way to develop the county. But, they told us then that every gas station in Beaver would close, that the mote! owners would starve, and that Beaver Main Street would dry up. We who supported the rezoning at that time were threatened with embarrassment, economic reprisal and, yes even bodily injury. At the time of rezoning those interchanges, many of those protestors were even then, or have since, built or enlarged their own facilities, and in private, many have admitted that their business had been greatly improved since the rezoning and construction, compared to what it was after they were bypassed. The proof of the pudding is that sales tax receipts in Beaver County are considerably above the previous highs, by several thousand dollars. This petition patiently points out that the interchanges in Millard County., are., not., conducive., to., development. Pine Creek is, the oil companies and Deseret Investors, (owners and developers of the Pine Creek area) have been telling this to Beaver County for nine years. But, we all know that man can overcome almost any obstacle of nature, na-ture, and when enough red tape is shoved at him, he will attempt to do just that, and if this happens, which we have every reason to believe it will, Millard County will reap the profits of our stupidity.
