Show I Sale Conducted by State Board at J'ichfield Courthouse Proves Success. The auction sale of the 3281 acres of Irrigation land by tho state board of land commissioners wan held at the county court house hero at 10 o'clock this morning. Tho sale -was uresldod ovor and conducted by W. D. ICandland, president of the board, and developed much spirited bidding and good natured rivalry between the contestants for tho different tracts A crowd of between 200 and 300 prospective pros-pective purchasers was on hand at the opening: of tho salo, many of xhem having como from as far north ue Salt Lake. All the towns along the line were well represented repre-sented by persons Interested who were looking for an opportunity to make a good buy. Tho lands offered for sale arc all under the Piute Irrigation project, which consists of a storage reservoir being built on the Sevier river about fifty miles below be-low the Hatchtown state reservoir In Garfield Gar-field county. The capacity of the reservoir reser-voir will ho 60.000 acre feet of water which will bo used to Irrigate 10,000 acres of privately owned lands, and 10,000 acres of state lands in Sevier and Sanpete San-pete counties. These are the first Btate lands that have ever been sold In Utah. The result of the sale here was bettor than expected. The minimum price at which any of the land was sold was" ?5 per acre, the lowest appraised value thereof, and In addition to the price of $5 was added the $35 an acre for water rights, bringing tho lowest figure up to 510 a acre. The banner price paid for forty acres was $71 per acre with water rights $35. 5106, which was the price paid for the northwest quarter of tho northwest quarter quar-ter of section 5, township 22 south, range I west, by C. C. Chrlstcnsen. acting for the town of Aurora. The piece described lies adjacent to the outskirts of Aurora, and together with the quarter soctlon just adjoining it and the quarter section on the south of It was bought In for the J town. The Intention Is to use the tract for city lots, and the bidders wore under Instructions In-structions to secure the ground at any price. The most noticeable feature of tho sale was the fact that' practically all of the land offered was grabbed up by local men who know tho value of ;hr nronortv is good farm land and tho sale was notlco-ably notlco-ably free from land speculators. About 2000 acres of the most doplrablc portions offered of-fered were hid In at an average price of about $32.50 an acre and any of tho land offered that was not bought at the present pres-ent time can be obtained from tho state board of land eommlsloncrs at tho appraised ap-praised price and $35 per aero water right. Many Want Water Eights. There were many applicants present to buy water rights for the ground they already own under this project, and tho entire staff of the board was kept busy making out applications and receipts for the money paid. Prosldcnt Candland Is enthusiastic over tho unexpected success which attended the sale, and expressed himself as being particularly pleased at the good price secured for the property. For any one wishing to obtain good farm land at a lemarkably low figure the land board Is offering special inducements, as under the terms of the purchase It Is necessary neces-sary only to pay down 10 per cent of the purchase price, tho balanco being payable pay-able In ten annual Installments drawing draw-ing Interest at 5 per cent per annum. It is expected that many will avail themselves them-selves of tho chanco to become independent indepen-dent at future sales.
