Encouragement Offered by the Daily Eicord of Real Estate Transfers Notes and Dominants, Xew residences are every day being completed, and yet the demand for houses seems to be becoming more pressing every day. Hundreds of families are living in "furnished rooms" or boarding who want houses ot their own but who are shut out by the ligures at which small houses are held. Kents are abnormally high. They are kept up to boom figure when there Is no boom. I think that all conservative con-servative real estate men in Zion will acknowledge that while business is good and ou a firm basis, there is no boom hero now. The property owners are responsible for this state of affairs. They want too much for their investments, invest-ments, it fact, it looks very much as though they were trying to "hog it " On a house and lot, the value of which is $3000, they think nothing of asking 50 per month rent. Making all allowance allow-ance for taxes this will give them fully 18 per cent on their Investment. This is too much. Money in Utah is not worth more than eight per cent and no ono should ask more. The high rents are a ruinous policy. If it is proposed to make a metropolitan city out of Salt Lake rents must be brought down to metropolitan metro-politan ligures. The same state of affairs exists in regard re-gard to Hats in tlio heart of the citv. One building has recently been completed, com-pleted, tho third floor of which it is proposed to lease out to roomers. It has fifteen rooms, only four of which are front rooms. Yet for this flat a monthly rental of 150 is do-inauded. do-inauded. This is at the rata of $10 per room. Let us supposo a case. The person who takes it will require at least two rooms for family use. Help will have to be hired to keep the rooms in order. Of the thirteen remaining rooms, not more than four will bring in more than $15 per month rent. Some of them will, of course, be vacant at times, for a few days or probably for weeks. Figure it up for yourself, and you will find that the person who takes the flat will come out behind every month.
