Show STUDY Oi Of UrAL REAL ESTATE MOVEMENT INV IN SALT CANE ShoWs Healthful Conditions During 1904 HE currents and counter r currents THE I that run to and fro in all directions directions through Salt Lake make a study of real estate movements one of deep Interest to those who watch the upward progress of the city Although the situa situation tion Was never more complicated complicated because of Jf conflicting Interests It was never more mort clear than du during the year ear just closed that all the movements that influence the values of real estate in the business district swing aroun around the corner of Main find and Second South as around a common pivot DIfferent parts of the cit city show marked advance and many improvements but the combined ad advance d vance of the city during the year just closed seems to have established more securely than ever before the corner m mentioned nt med as the heart of Salt Lake The effort throughout the year year to pull the business of Main street north in the direction of the Temple cOrner WaS more than offset by the energetic and persistent movement down Mahn street in the direction r f the new federal building This is but a con continuation continuation of the fight for supremacy that Involved the entire city at the time the federal building was was located by the government live five years ears ago The stubborn determinatIon to pun pull buI bual ness nese west to West rest Temple and In the Uie direction of the fie railway depots was off offset offset set by the equally stubborn pun pull east to State street In the direction of the city and county building and the residence resi residence dence district of the city To a a great extent these there antagonistic mot mo m have established an equilibrium that holds the business center of the city just where it has bas been for man many years Where Street Cars Loop the Loop Nothing is having a greater influence in establishing permanently the retail business district of the city than the street car ar s system and in no other year ear of the history was so much done along this particular line as in the year just closed The main artery of the entire system of the Utah Light Raila Railway company extends up and down Main street from the Brigham Young statue to Fourth South street From this great artery feeders run out In all directions but it Is a wen well known fact that there is not a street car lIne lIneIn linein In the city of any Importance whatever that does not traverse or cross Main street withIn the limits m mentioned Within the year ear just ended the im importance Importance or of Main street In this respect has been emphasized by the policy of the street car company to make a number of the lines previously more or orless less Jess independent to loop tv tt Main street ThIs policy has haa been worked out gradually ally alIj since the absorption of the Rapid Transit property Now it Is thoroughlY established and the indIcations are that it wIll be adhered to tenaciously In the future Every State street line now loops one or more blocks find and lands its human freight In the best part of the thc business dIstrIct So far as the street carlines ear lines operate to establish the buel nees distrIct of the city it Is clear at this time that retail stores to do a large general business must be Jo 10 between South Temple and Fourth South and between West Vest Tern Tem pie and State streets Good Location For Trade ShreWd ss sG men of long expert experience once ence when inspecting a city for the th e purpose of securing a business location n are guIded b by the rule that tIu t the best bush business ess location in any city is be tween the large retail dry goods stores store s ot of that elt city They argue that buyers buyer s in any city especially women shop pers gravitate back an and forth be tween the large dry goods stores and i in n thIs way make valuable every foot of o f ground between the points n fn at the dIfferent ends or of the line Une Ac this rule as a good one and an d applying It to Salt Lithe It would seem see m that the best business businE s district In this thi s city is 15 between the Z C M 1 I on the th e north and Walker Brothers store on o n the south Eve Every person posted o on n conditIons In the city will accept thi this s statement as a fact It is also an ac accepted accepted fact that the west side of Main street Is better for most lines of busi business business ness than Is the east side This is due du e to the fact that asa as a rule women do their shopping in the afternoons In the th e afternoons it is shady on the west side of the street and In the summer this s Is a factor that cannot be ignored Co Cooperating Cooperating operating with this is the fact that tha t merchants are enabled to make a bet ter display In the show wIndows on the th e shady side or of the street of goods that might be injured by a strong sun The Th e Z C I is the only large Institution In the city that runs counter to the rule outlined here but in Salt Lake the Z C 1 I Is In a position to defy aU al 1 ordinary rules Where High Prices Rule aule The figures at which real estate Is i s held In the business dIstrict and the th e record of rentals wIll fortify the state statement meat ment already made Stores Store on the wee t side aide or of Main
