Show A REALTY MANGE I Interesting Interviews With I Heal Estate Hen rilE SCALPER HAS SOME FRIENDS The General Opinion is Dial an Exchange Would Prove oflrcat leneHt to Buyer and Seller The question of a real estate exchange is again seriously discussed and to secure the views of the real estate dealers TUE HrrAiu reporter awaited on as many of I the profession as he could reach in one day Tine interviews arc representative no effort being made l select men with any particular feeling in the mutter and for this reason they are more valuable as a popular expression of all classes The interviews speak for themselves and will be found to be interesting reading I The mel who have had some experience in organizing previous exchanges 1 this city are very skittish on the subject while I those familiar with the workings of exchanges ex-changes in other cities where the organization organi-zation was effected on 1 sounder basis arc I loud in their praises many of them claiming claim-ing that it will do more for the growth and I development of the city than the chamber of commerce The burden of the interviews sets hard against the curbstono scalper who is set i down as sort of a scalawag and common I scavenger with no right to exist This severe indictment is tempered by the kind words of Mr Lett which are full of wholesome whole-some mercy and sound justice There 1 should be a regard for the rights of every citizen to gain a livelihood but the rights of no class should stand in the way of the general l geod of the entire community and if an exchange will accomplish here what it is claimed l have done for other cities the real estate men should surely have no difficulty in perfecting their organ ization and securing he substantial back in g of the business men of this city Some of the old settlers opinions are decidedly de-cidedly adverse to the movement but many of these did not seem to fully grasp the meaning of the proposed organization as can be seen by their expressions The real estate men who pay rent license le cense and expend considerable money in advertising the city to the world are enti ted to such protection as they can secure by organization The purpose of the exchange is set out in many of the interviews so clearly that any rules and regulations meeting their want will no doubt meet the views of the majority Every man is entitled to con duct his business in his ovn way and those that cannot accept the terms can stay out though a deference for the will of the ma jority j should lead all to harmonize their differences if possible Whatever is for the general good of the real estate men should be for the best interests of the city William Fuller of Fuller Young pre sident of the present or it might now be proper to say the late real estate board was first seen and it appeared the subject of organization among the real estate men hal already been rankling in his breast Mr Fuller said he Fuler was thinking of calling a meeting at once as there were many new firms who would wish to be included and whose views and experience would be valuable val-uable va A L Pollock of Pollock t Wilson late of Omaha said that city had started out with a real estate exchange run by shysters shys-ters about four or five years ago and they had come very near damaging the interests of tine city beyond repair Four or five months ago the thing had been reorgan I ized i and some first class blood injected into I it i by the addition of Kountze the banker and Senator Manderson Since i then eit had been successful and tho amount ot good it had been able to accomplish for Omaha was incalculable The great advan tage of a real estate exchange was that all property listed with 1 member was listed L with the exchange and all members had Ian I-an interest in trying to sell it The one 1 who was successful had half the commission commis-sion the other hal going to the member who listed tine property Bowman Lowd Its a little early yet Hut it will be a good thing if membership yct r is limited to all dealers who have an of Hce and pay license and every Tom Dick and Harry kept out Sowles IJowcn We want to see it if I Mitchell think possibly it might bo a good thing We ought to have some thing to control the properties listed with the real estate agents generally It would work u benefit W L Shelton I there is one thing they do need it is a real estate exchange The way they are playing fast and loose cut ting and slashing commissions is hurting the business 1 hurtng was atOmuha when it was started there and the number of suits over disputed commissions almost disappeared and it drove the curbstone brokers out of the city S F SpencerIt is the best and only proper move It will not only make it cleaner and healthier for those in tie business busi-ness but it will be a power to set on foot schemes for the good of the city At Denver it has been a mighty factor in put ting that city where it is to day They ent their committees all over the country Last year the Denver exchange sent 500 free tickets to the large cities and selected the cream of the investors and brought them to that city Many of the businessmen business-men belong to both the chamber of commerce com-merce and the exchange H N Greene Wo have on three different differ-ent times met and organized exchanges aud I was a member of all of them Three years ago we held a meeting in the room occupied by the Resort saloon and when wo were in a wrangle over the question whether we would take in members from the ranks of the newcomers without charg ing them a big fee the lights went out and we have not met since From what I could learn from the Denver agents their exchange was not a success I a man is busy with his own business he a 1 steruopticon J C Tucker of Hopkins Tucker Wo need an exchange as bad as anything else There is so much cutting and slashing and we dont work in unison as much as we ought At Omaha we derived great bene fit fro m the exchange It would be I fine thing for the city and would be nearly as valuable as the chamber of commerce in n working up now enterprises By having a meeting every day we could keep button posted as to values and the movement of property There is no safe criterion as the transfers aro sometimes thirty da sold s-old when filed and the prices named in n the advertisements of the daily papers are often higher than tho actual market prices actua 1 M Fisher of Fisher Snow enA real estate exchange properly managed is always I mighty good thing as it is notice to the world who are complaint against the fraternity F J Leonard Tho real estate men are the men that make the town I is not the lawyers nor the doctors that get men hereto here-to locate but real estate men They should Mathew White My impression is that there is too much cutting and lying for tho good of the trade and that an exchange would legitimatize the business J M 1 Ricketts Real estate business ought to bo would be aa admirable thing Vo have needed it for a year There ought to be a food strong organization that would be reudy to go in on any plausible scheme that might bo decided upon T A WickershamI think it might work i but I doubt it W L Webb Good thing for the real estate men If wo had an exchange it will get rid of tine curbstone scalpers It would prevent the raising of values and tieing tip property defeating the owners from selling sell-ing at the market prices J B Timmony of Sehreiner CoA man who pays oflice rent license and advertising ad-vertising ought to have some protection over those who pay nothing J W Bruner believe it is the right thing if curried on right A real estate exchange ex-change run properly ought to make every man in the business honorable It will bar out snides and irresponsible dealers 1 was a member of the Denver exchange where SO membership and S10 yearly dues ex it tea the second hundred to pay 50 mom bership It worked fairly well The advantage ad-vantage to tine dealer was that if ho would list his property with a member of the exchange ex-change he would get the energies of all the members to sell it and would have only on man to deal with J R Bothwell of Hall Bothwell hnvcnt any views on the subject never liuving been where they had ono M E Hocker Im supposed to believe I it is a good thing P J Conway of Conway Cole Waterman Wat-erman I ain one of the ones that first talked it up here it would afford protection protec-tion for those who come here to transact 1 business There arc a lot of the curbstone curb-stone dealers that dont pay any license and bore strangers who come in hure giv lag out a bad impression of real estate i men W H Casady They tried it a time or two and failed It is so hard to get an agreement between the real estate men that they will bo bound by If they could start an association including the substantial substan-tial real estate men it would give in their hands the real estate business of the city They are the men who pay for the advertising adver-tising of the city and for bringing people here They spend their money more liberally liber-ally unit serve the owners of property bet ter than any other class It will dispense with the services of the curbstone scalpers R M Wilkinson We got up a union in the winter of S7S and there not being very many of us then business fell away in the summer On December S 1SS we organized or-ganized under the name of the Salt Lake Real Estate board with fiftytwo mom hers We ran along firstrate and then the boys got too busy to attend the meet ings They preferred to nut in their tinin hanging around the hotels looking up cus tomers B G Raybouid was president with W H Sells as visepiesident and Harvey Hardy treasurer while 1 graced the secretarys chair There was no mom bership fee the dues being SI a month The expenses were light as we used the chamber of commerce room If the boys wont be too busy to attend meetings an exchange can be made a success Tine old board fell through as they couldnt get enough members together to elect new officers Jacob Kagey Have ho definite views Richard Hope ot Hope McKeage My idea is and has been forever that we should have something like they have at Denver J 1 A Jennings of Cummings Jennings If we could get a first class real estate exchange 1 would go into it but there is more swindling in a real estate exchange that is not first class than anywhere else B S Young It is a subject I am not very familiar with but exchanges as a general rule art a success George HarUsllo of Partello Rayraer It suppose it would be beneficial G H Knowlden My view is that there is not enough combination here to hold anything together six months There art i so many persrfns coming in to boom things u tliat it seems to be impossible to hold them jn bounds There are more men selling property without offices than with U C Lettr believe it guarantees to both seller and buyer a straightforxvard I way of doing business No member of I such organization can secure membership unless he is a straightforward and honest dealer At Denver it is an auxllliary to the chamber of commerce and has proved a i great advantage to that community I have no objection to any man who comes to a town to make a start by doing a curbstone business as long as he acts honorably 1 and I am not sure but some of them are quite aa honorable as those wIno have a place of business A great many poor devils come here xvho are bright active men wIno have not diSh to pay for a I window and I am in favor of giving them t a chance all of which goes to advertising the city A real estate man cannot afford to be anything else than straightforward I whether he is in the board or not Integ rity has its reward W J Harvey The real its organ ization i and believe that such an organization organiza-tion is almost imperatively necessary in an active real estate market for the protection protec-tion of both real estate owners and their agents The San Diego exchange from its I birth was selfsupporting no dues being levied l on its members and during the first year of its existence accumulated in its treasury upxvurds ot 5000
