Wolf Creek Plays Dirty BallH—County should carefully consider zoning petition I woke up recently from a horrible dream; I was part of a high school basketball team, and we were matched against an NBA team. We played a hard fought game but lost. We were sad to discover the next day that at least one of the referees was on the NBA team, and, in fact, was paid by them. The biggest nightmare of all—it wasn’t a dream at all... I want to thank all those who put on their uniforms as concemed citizens, and rallied for signatures against Wolf Creek’s zoning application (ZP#03-06). In just four days we talliedover 260 signatures. We play ed hard, put a lot of sweat and even a few tears: But the fight isn’t over; the petition still must t be approved by the Weber County Commissioners on May 16. But be alerted, Commissioner Ken Bischoff was seen having lunch at Wolf Creek on April 20 with Wolf Creek players Steve Roberts and Lowell Peterson. So... we are the little guy wanting to eat at the Big People’s table! I didn’t realize until after the approval by the Ogden Valley Planning Commission, that one of the commissioners (“referees”), Jim Banks, is in fact part of Wolf Creek’s team; he is paid to manage their water and sewage. | am amazed that he didn’t recuse himself from voting at the public meeting. from Wolf Creek’s growth? I wish to clarify a few things, since we did not have a chance at the Commission meeting to address comments made by Wolf Creek in opposition of our petition. am not anti-growth. I am an architect, and it is, obviously, in my interest for construction to occur. The petition was against the rezoning of 174 acre parcel. This parcel was previously zoned through an out of court settlement a few years ago to allow | lot per 1.5 acres. The developer, Howard Schmidt (from Riverton), said that he could not manage a 9 hole golf course; it would not be financially viable. Thus, he was willing to have Wolf Creek manage the course since it would sit front and could become part of their 36 hole master plan. Wolf Creek, however, said that they lose money on golf; it isn’t a financially sustainable. Wolf Creek has only sold two full golf memberships since introducing them. For Wolf Creek to take on the management of 9 more holes, they wanted something oo value. Here is where the zoning comes The developer Was 1 off to Wolf Creek 10+ acres from the 174. On this a acre parcel, Wolf Creek wants to increase density by changing the zoning to FR-3, allowing them to construct 48 duplex units. Thus, the parcel of 174 acres that was settled out of court to allow 106 units, if approved by our county commissioners, will increase the density to 154 units. However, <horn Drive, between Elkridge Trail and Powder Mountain Road, is designed to accommodate greater traffic. The loading of the street is such that there are only 5 lots with driveways connecting to the road. The remaining 56 units reside along parallel side streets. In comparison, along the 0.4 mile stretch along Elkridge Trail (from Elkhorn south, to the current dead end), there are 28 lots with 24 driveways connecting to the road. It is witnessed in both the plan currently on record with the county, as well as Wolf Creek’s master plan, that Elkridge Trail was never anticipated to become a major throughway. There is not a connecting road on the previously approved plan—the one settled out of court. But there is a road that connects around to Moose Hollow. Under the latest “approval,” Elkridge Trail will become a shortcut for the hundreds of homes in the Highlands, Elkhorn, and Trappers Ridge Subdivisions by building a straight shot downto Wolf Creek Drive.
