Show Are We Ready For Industry We say we are ready for industry in hi Davis County But were we're not THERE ARE acres of horse pasture we call industrial land but its it's not even zoned and it doesn't have the necessary utilities These strong words came from Earl King executive secretary secretary secretary sec sec- of the Davis County Resource Development Board directed to a recent meeting of the South Davis Chamber of Commerce ONE OF THE TilE most frustrating frustrating frustrating ing things for one trying to encourage industry into Davis County is zoning Mr King continued We have little area zoned for industry in South Davis County When representatives of companies come to see what we have they dont don't stay long They are not interested interested interested in in- in having their names dragged through the mud for Cor three months while we try to rezone land THEY WANT to know right fight now what do you have They will not give us a second look if we are not prepared pre pre- pared IN THE TilE FIRST place we have got to change our thinking thinking thinking think think- ing about industry Not all types of industry will go west of the freeway And most of these areas have no utilities water etc The old idea of industry west of the freeway and homes east is out of date Mr King said There are prime home areas east of the freeway MANY INDUSTRIES now looking at Davis County are very sophisticated They are not dirty noisy or problems They keep their buildings clean and well landscaped In fact many of them would be less bothersome than our churches or schools And we build these right in residential residential residential areas One example Mr King gave is Motorola Where could we take them to locate 60 to acres in this end of the county I think the east bench area of Bountiful would be ideal But everyone says that is only for homes I THINK Bountiful needs a Foothill Boulevard too I I think the industries in that area of Salt Lake City are definite assets and provide many more tax dollars than homes would Others say we must use the east bench for a golf goll course This is good But what is wrong with mixing a golf goll course with computer oriented industry The industry could have a nice green belt growing around it that would add to any golf goll course atmosphere HOMES NEVER p pay a y the full cost of services he con con- If we want to develop the kind of community we say we want we must have industry to help pay the taxes and to provide jobs lobs for Cor us Mr King suggested zoning be changed to allow certain types of assembly industry in some commercial zones They would be no problem and we could then tell companies what areas are now avail avail- able MOST our zoning ideas date from 25 to 30 years ago when industry was dirty and noisy But now computer oriented oriented oriented ori ori- industry is clean and quiet One example of poor planning planning planning plan plan- ning is the proposed Woods Cross High School location Residents of the city want a high school as a focal point for activities And this is fine Mr King said BUT THE location just east of the freeway means most students will have to cross the freeway Another location location location loca loca- tion could easily be found in Woods Cross that would be bemore bemore bemore more central and leave this choice area for Cor industry A school there would be a misuse misuse mis use of real estate he said Another loss to the area is the land fenced in by the state road commission when the freeway was built ONE OF THE worst things we have right here is the state road sheds right on South at the freeway exit Many businesses would be interested in that spot And they would bring tax money here The state wont won't move however and the state pays no taxes If Davis County is going to grow we have got to stop helping Salt Lake and Ogden he continued We need more retail outlets here in the coun coun- ty And we will have to train people to shop here so they can develop |
