WOODWARD Deseret News Business Editor Today's mobile home is a whole lot less mobile and a great deal more home than it has ever been. In fact, says Leslie M. Jones, vice president of New York Guaranty Corp., are people forgetting that mobile homes represent the biggest share of low-cohousing today. Jones was in town to explain a new loan gumantee program which his company will be selling to lenders who are just now getting into the market. Hi3 firm is a subsidiary of Mortgage Guara:ntee Insurance Co., the country's largest private insurer of mortgages. st One Out Of Five 'Last year mobile homes or factory - constructed housing, which is a better term accounted for 318,000 units," he said during an y interview. "That's one out of every five single-famil- homes sold." Back in 1950, said Jones, fully 90 per cent of the housing built in this country sold for under $15,000. "Today, only four per cent of the homes sold are in that range." The conclusion is obvious, he added. "The mobile home people are the only ones who produce a livable house for under $12,000." Industry figures show that in 1967, there were 686 such homes delivered in Utah. That's more housing than was sold in all of Weber County for the first nine months of last year, which gives some indication of the industry's impact in Utah. Young And Old Mobile home owners tend to fall into two main groups, he added. They are either young married couples just getting started, or else older couples living on reduced mcomes or pensions. "They're the backbone of our country," he said. Moreoever, the homes themselves have be. come so large and sophisticated that they really aren't mobile anymore. "You can't hook them onto your car and take off," he said. Jones said MGIC became interested in the market two years ago when federal savings and loan associations were granted authority to make loans on mobile homes. "We came to a realization that they are a part of the market and were going to need and want mortgage insurance,' he explained. A tip to this time, financing on mobile homes has been exactly the same as financing of automo- biles, he added. "1 would say the entrance of savings and loans will- - furnish more competition, which always forces change," he added cautiously. "On larger units you'll probably see a different method of financing." About 80 per cent of the mobile homes are and about 65 per cent are still bought on time financed by sales finance companies and not by banks, he added.
