County Commissioners to Hear Rezone Proposal for Large Commercial Development in Huntsville By Shanna Francis Ogden Valley News Staff On January 10, the three member Weber County Board of Commissioners will hear arguments from developer Julee Bramson on why she should be allowed to rezone her property from CVR-1 to CV-2 which would allow for more intense commercial development. The developer has been fighting a battle back and forth with both the county and Huntsville town for almost two years in an effort to get one or the other entities to approve her planned development. The 9.4-acre parcel is located in the Huntsville area south of the American Legion down in the river bottoms. Bramson is requesting the rezone which is necessary before she can proceed with her proposal. Architectural renderings show a series of three buildings designed to house office space, restaurants, retail businesses, and a bed and breakfast. If the proposal is approved, commercial space on the lot would total 85,000 square feet. Weber County planning staff has recommended denial of the project based on the project’s size, its nonconformity to the rural atmosphere, and the placement of parking in front of the buildings rather than behind as dictated by the general plan. The public hearing is slated for January 10, at 5:00 p.m. at the Weber Center, on the northeast corner of Washington Blvd. and 24th Street in Ogden. Ogden Valley Pathways Announces Grant Award for Pathways Master Plan Grant Award Announced. Ogden Valley Pathways has received a grant from the National Park Service, Rivers, Trails and Conservation Assistance Program which will provide, during the course of the next two years, technical assistance in developing a Master Plan for non-motorized pathways throughout Ogden Valley. The Master Plan will be used to develop a network of pedestrian, bike, equestrian and water trails for both recreation use and alternative transportation use. The Plan will also provide guidance for new residential and commercial areas of development and roadway alteration projections. The Ogden Valley Pathways Master Plan will, hopefully, include public and government adoption. The plan will address issues such as safety, liability, private property rights, environmental and wildlife concerns etc. During the planning process, Ogden Valley Pathways will be seeking broad-based citizen participation, and support from the public and the associated Planning Commissions and Committees in Ogden Valley. Finally, after all public input is received and a plan is drafted, the Plan will be sent to local Planning Commissions for their recommendation to the Weber County Commission. The Pathways Master Plan, if adopted, would then be implemented for use in the planning process for Ogden Valley. As initial drafts are developed next spring, briefing meetings and public workshops for local citizens and neighborhoods will be held. The public is encouraged to participate in this process. Please watch for announcements of these meetings in future issues of the Ogden Valley News. Master Plan Steering Committee meetings are held on the first Monday of each month. Work on the Eden Trail was not completed this fall, as projected, due to the ongoing fiber optic construction that was in progress along the highway earlier in the season. This work needed to be completed before the trail was laid. An early winter also prevented final construction on the trail. Look for completion of the first phase this spring. Ogden Valley Pathways Fundraiser in Progress. The annual fundraiser for Ogden Valley Pathways is underway. Several generous donations have been received. Any donation, large or small, will be used on Valley pathway projects. Donations are fully tax-deductible. Donations may be designated specifically for use in Ogden Valley.
