There are no auditions and. any child can sign up, says Shelly Wahlstrom, area director of the childrens performing group for Clearfield. Shanna Linford is the teacher at the new studio. "Kristen Stone of Clearfield enrolled her daughter, Brianna, in Sunshine Generation four months ago. Shes always been very outgoing and she loves to sing. Sunshine Generation is perfect for her. Its given her lots of opportunities, said Stone. Sunshine Generation is a national organization with thousands of children participating. Nancie Nald-e- r pf Fruit Heights started the group 15 years ago and is the national director of more than 300 groups in the United States, Korea, New Zealand, and Indonesia. Sunshine Generation believes that all children have talents that can be developed. A childs grows as they realize that they have something wholesome and worthwhile to contribute. These skills can serve him or her for a lifetime, said Nalder. The children take classes according to their age. Three- - to are Sunare in Sunbeams, 6- - to are in Sodance, 9-- to lar Sound, and 13- - to are the Sound Station. Wahlstrom is particularly interested in recruiting Sound Station age teens to perform with her groups. She also owns Sunshine Generation groups in Roy and Hooper and is expanding into in the fall. Getting her own children involved in Sunshine Generation led Wahlstrom to buy her franchise. I believe in Sunshine Generation. The program is beneficial to all children. The active, outgoing kids benefit and the shy, quiet kids have a safe place to come out of their shell, said Wahlstrom. Sunshine Generation performs in the community at no charge. They sing and dance at schools, malls, nursing homes, and fairs. They will also march in the Clearfield parade and Roy parade. . Each quarter the children learn is new songs so enrollment mid-yenot a problem, said Wahlstrom. Professional tapes of the songs are available so the children can listen athome and learn the lyrics. During the summer weekly classes stop, but a summer camp is held with a parents show at the end. The children can continue to perform with the group in the summer; they just practice at home, said Wahlstrom. Sunshine Generation also travels to preschools and works with children there, she said. Parents can pay an additional fee and Sunshine Generation will come to the preschool once a week and teach the children songs and dances. By teaching the children while they are in preschool, they can be home with their parents in the evening and still get the experience of a dance class, said Wahlstrom. The children in preschool perform two parent shows per year and wear not the traditional Sunshine Generation costumes. Wahlstrom also teaches Tumble Gym for children 2 to 9. It work, but is worth it if you Buying timerightandone. , Because a home is usually the biggest purchase decision you'll make, you should know what youre buying. ; It's a good idea to identify any potential problems' now, so you can decide whether to buy the home as is, or to renegotiate the loan with the seller. By knowing what could go wrong with the home, you can plan ahead. .This process of identifying potential problems is called the home inspection. Before making an offer, conduct an informal . home inspection of your own. ; Use the basic checklist in this column, and ask . specific questions. . Even though both seller and real estate agent could be held liable for failing to tell the buyer of any known defects in the house, dont rely blindly on their assurances that all is well. . Its valuable to know the cost of fixing major problems. This helps you bargain for a lower sales price if you want to make the repairs. Before finalizing the purchase of an existing , house its smart to have it inspected professionally - especially before the contract is finalized. ; Although home inspections are optional, its recommended that you include it as a contingency in your "offer to purchase, or earnest money agreement. Even though you may have conducted your own informal home inspection, a professional one allows you the option to cancel the purchase if.it reveals significant problems that either you or the seller arent willing to correct. ; There are five main purposes for having a professional home inspection report: I. To identify problems before purchasing the home; this prevents many surprises later. 2. It can help get out of a purchase agreement, and get your deposit refunded, if serious problems are identified. (Make sure you have included this as a contingency in the offer to purchase). . It will help you negotiate adjustments in the purchase price if you want to buy the house in spite of the problems. 4. To get the seller to agree to pay for needed repairs, either before the sale or after, using escrow funds. 5. To make you feel better about going ahead with the purchase. Your own initial inspection should include some of the very same observations that a professional would make. Notice important details about the house.
