The fact is, some will catch the dream and some wont. It isnt as easy to own a home as it was 20 years ago and some people who think they have a piece of the dream may find it turning into a nightmare. Housing used to be a good investment for newly married couples but that is no longer true in all cases, says D. Donald Sny- - der, extension economist at Utah State University. Home ownership is still a wise choice for some couples, but because it is the most significant investment most families ever make, it should not be done without extensive planning and care. Snyder says the first and most general considerations for a couple considering a home purchase are whether they can pay for the house from savings or through monthly payments from current wages and if they expect to con tinue to live in the same area. Today it is much less convenient to sell a home than it used to be and if a couple is mobile they may end up with a house they cant sell, Snyder explains. Consider cost and monthly payments. The general rule is that the purchase price of a home should not exceed two or three times the gross annual income. The total monthly payment, including taxes and insurance, should not exceed 30 to 35 percent of the net monthly income. A $50,000 home with a 10 percent down payment and a 30 year mortgage at 12 percent on the remainder would cost approximately $460 monthly and that does not include taxes and insurance, Snyder says.
