Farmers Home Administration can now guarantee home loans authorized Farmers Home Admi- nistration has implemented a new program to assist rural residents to become successful home owners. The Farmers Home Adminstration now can provide guarantees of loans for the purchase of housing in addition to its program of direct loans, FmllA county supervisor Arthur D. Olsen said today. This expands our ability to provide financing for home purchases in rural areas, he added. Previously, FmllA could only provide direct loans to families and individuals who needed housing. Under the direct program, FmlLA serves as the lender and borrowers make payments directly to the agency. Under the new program, FmllA guarantees a loan made by a qualified lender against a percentage of possible loss. Qualified lenders include any lender including state housing agencies approved as a mortgagee for Federal Housing Mortgage Insurance or any lender approved by Fannie Mae, a Farm Credit System institution, or other approved FmllA lenders. Guaranteed rural housing loans may be used to purchase new or existing housing which may be located on individual tracts or in subdivisions. Many rural residents eligible for direct FmllA loan assistance are eligible to apply for guaranteed loans under the new program. In addition, applicants with moderate incomes are eligible for guar- anteed loans. Guarantees can be made for up to 100 percent of the houses cost, Olsen said. This removes the requirement for a down payment by the applicant. These loans are fixed-rat- e mortgages. The interest rate on the loans may not exceed the current rate 30-yea- r, by being Department the of Veterans Affairs or the current Fannie Mae rate. Individuals interested in FmlLAs guaranteed housing loan program should contact their local lender or the Farmers Home Administration county office at 350 N. 400 East, Price.
