This week, county residents should start getting their tax bills, and for the most part they will find the news is good. But some will be bad. Despite seeing the value of their homes increase by an average of 30 percent during a recent reassessment, taxes in the county as a whole probably will go down, said Deputy Auditor LaMar Holt. Residents with homesbuilt before 1949, however, may see increases as high as 30 percent. The reason for the hike is that manyolder homeswere not regularly assessed. Newer homes, however, usually were assessed when they were built and thus their owners paid taxes based on a more accurate value. The effect was to have newer-homeresidents paying morethan their share. Only the oldest 10 percent of county homes may see dramatic increases, Holt says, and that numbercould change. Most Davis Countyresidents will see a change only within 5 percent up or down, and homesbuilt in the past five years will see “a meaningful reduction,” he said. “We didn’t single anybody out,” said County Assessor Willard Gardner. ‘Even mytaxes are Al Hartmann/The ike Tribune Robert Hellewell does notlike the possibility of a 30% tax hike on his Kaysville home. going up.” Residents whe see a decrease can thank recent state laws that reduce the amount governments can tax on the valueof a property. But for those in older homes, the prospect of a 30 percent tax jumpin oneyeardoesnot stand to reason. Especially since those homesare morelikely to be occupied by retired residents with fixed incomes. “I don’t understandall of a sudden why they want to pick on the older homes,” said Robert Hellewell, a 30-year resident of Kaysville with a pre-1949 home. Hellewell still considers himself a realist, though. No matter how hard someresidents get walloped, taxes area factoflife Si. Mark’s Hospital is pleased to welcome Harrison M. Lazarus, MD. As jolting as upcoming tax hikes will be, they would have been worse had legislators not acted to lowertax rates to partially offset soaring property values. Without the legislative relief, “some residents would have had to sell their homes,” Uresaid. wove, |10 YEAR CONDITIONNG DEALER Kresser. Solid tax-rate information was unavailable as of Friday. Changes in the homeowners’ exemption — from 32 percent to 45 percent — will not help those who own second homes. Aboutsevenof 10 housesin the Park City area are second homes subject to tax on 100 percent of market value, Kresser estimates.
