Charlotte Christiansen Central Realty BrokerOwner 21 Traditionally, people shy away from home buying in the winter months because they don't want to move in the cold or snow. However, there are benefits to buying in the winter for people willing to brave the elements and contact their local real estate broker. Home sales are traditionally slower from December through March and the market is generally softer. This is particfularly attractive to first time home buyers, those looking to upgrade or those searching for a bargain. The law of supply and demand is at work here. There arc fewer people looking but still many homes available. For this reason, sellers are typically more motivated and smart home buyers arc in a better bargaining position. Additionally, because there is less sales activity in the winter, buyers may find that it takes less time for their mortgages to be approved and banks easier to work with. A quickly approved mortgage can speed up the closing date if desired. Also, home buyers can more thoroughly shop interest rates, ensuring they lock in the best rate possible. Here are additional benefits to buying in the winter months. Brokers typically have fewer clients in the winter, so competition for the best properties is less. Winter is the ideal time to check for drafts, leaky pipes, damp basements and the condition of down spouts and gutters. The furnace will be operating at its maximum, revealing any problems or needed repairs. Hot water and water pressure quality can be tested. Trees and shrubs in need of major trimming or replacement can be seen without the camouflage of leaves. The benefits of buying a home in the winter can certainly outweigh the inconveniences. Also, people should remember that just because they buy in the winter doesn't necessarily mean they have to move then. B uyers and sellers frequently agree to wait until spring to make their moves. |
