A group of 12 residents in attendance at the public hearing split equally on whether the zoning in a area abot 200 West between 3300 South and Davis Boulevard should be zoned or R-- THE DAVIS County Planning Commission had recom- mended mm a zoning change which would have allowed the eastern portion of the property to be changed from 2 to while the western R-- R-1- portion would be changed from to The zoning changes could not be made without a public R-- A hearing. Assistant County Planner Cole Albert explained that the zoning change would determine whether duplexes should be allowed in the area. 2 zoning allows duplexes, while allows only single family R-- dwellings. These dwellings would be allowed a use. the area were rezoned to Rand the apartment were not rented for a year, the use would revert to a single family dwelling, Mr. Cole Kent said. Proponents for the R-- 2 zones argued that residents had moved into the area, realizing that the R-- 2 zoning allowed for duplexes. They argued that, as long-tim- e residents, they should be allowed their property rights. AL PETERSON, who favors the zoning, said he had built a house on the property with the plan to rent out a basement apartment. This would be prohibited by the R-- 2 zoning change. Mr. Cole said that the Val Verda area is giving the planning commission a headache. A survey of the area shows that many duplexes are found in areas that are zoned TWO OPTIONS are open the planning commission, said.
