The charges move the countys North Corridor Gateway Plan one step closer to reality. The plan, w hich establishes guidelines for future development along the stretch cf highway that serves as the entrance to Moab, is designed to protect and beautify the entrance to the community. The North Corridor Gateway Plan also esfour-mil- e busifootprint tourist-orientenesses such as motels, restaurants, gift shops and gasoline service stations, w hile also allow- d tablishes land-uspreferences and development design standards that will help maintain a e (Ttmfs-3iihfpg:tb- Thursday, October 4, 2001 mt ing mixed uses including multifamily dwellings, bed and breakfasts, and business and professional offices, the council also approved a specially planned area (SPA) zone which applies specifically to the Atlas tailings site - as part of the plan. The recommended SPA zone establishes possible future uses for the 130-acsite including re dwellings, home single-famil- y occupations, and parks and open space. The plan sets maximum density for development at one unit per five acres based on the minimal residential density already permitted in other county districts. It also recommends be clus- tered in planned unit developments to preserve open space on the site. Changes requiring the use of plants to landscape and, in some cases, screen dev elopments along the north comdor were also approved. The plan sets guidelines for landscape and screening standards for commercial developments, and provides a list of recommended plants that may be used to meet regulations.
