It appears to be in good shape, and we maintain it, but when thetime comes to replace it, would you recommend barrel tile orshin-gles- ? was told shingles are less expensive and require little to no maintenance and will last a long time. A. Let me start with your statement that the flat tileroof is 26 years old. You don't indicate whether the tile is concrete or clay. This is important because concrete tile roofing lias an expected lifetime of 40 to .r() years; properly installed clay tile can be expected to last fiii- hundreds of years. You can expect another years from a properly installed and maintained concrete or clay tile roof. The caveat: A tile roof is I 15-pl- actually two roofs, one installed over the other. The tile roofing on the top, or weathering layer, provides protection from the sun, the wind and the rain for the moisture barrier beneath the tile and over the roof structure. The moisture barrier typically consists of at least a base sheet attached to the deck of the roof structure. At least a granulated underlayment is placed over the base sheet. It is this moisture barrier layer beneath the roof tile that generally fails first. Usually in Florida failures result from high roof temperatures cooking the elasticity out of the underlayment. The barrier becomes unable to move with the expansion and contraction of the adjacent structural elements as they also heat up and cool down. Problems with the underlay 30-pou- 90-pou- ment can be expected within 20 to 40 years. There's the rub. Regarding your question whether to replace the flat tile with barrel tiles or asphalt shingles when replacement is imperative, consider this. When you bought your home, you probably paid premium dollars for a home with a tile roof and the stronger roof structure required to support the heavy tile. In the United States, tile roofs generally have been regarded as an upgrade option over other roofs offered in that area at that time. Replacing the flat tiles with asphalt shingles most likely is tantamount to your throwing those premium dollars away. When the time comes to put your house on the market, it will not appraise as high as a comparable house with a tile roof.
