Show MARCH TIMES - MARCH 1993 - 11 Metal Roof Moratorium The Town Council passed a temporary moratorium on the use of metal roofing in some new construction at the March Town Council meeting. This was an admittedly precipitous action. In fact it was a bit strange for me to be proposing this moratorium, since this prevents me using the metal roofing I bought last fall, now sitting in my yard. Why would I back a resolution that prevented me from doing something I was intending to do? I have been hearing stronger and stronger complaints about several of the metal roofs installed during the past two years. The people complaining are not asking for something for themselves (because the roofs that impact them are done deals and can’t be changed), but are concerned that the same kind of situation may harm others in the valley. roofing companies that the roofing now comes with an “improved” enamel the moratorium is unnecessarily restricting anyone, that might be a coating that does M develop a matte reason to let it die next month. Unless some other CV residents are interested finish like earlier painted steel roofing. This would mean that the glare enough to DO WORK researching the issue, this moratorium will be dropped problems from any specific application could be of much longer duration than they used to be. It seems reasonable to investigate next month. This is another example of how we may have to modify our policies as the valley continues to fill up, houses are built closer and closer to each other, and the potential for hug impacts increase. As I said at the conclusion of the our alternatives, so that residents who have already built houses here might avoid really large damages in the future (such as your neighbor building an oversized structure with galvanized roofing in front of your house.) We last Town Council meeting, I am particularly interested in hearing from may find that it’s too hard to achieve this kind of protection for the people already living here and drop the issue. If anyone is interested in helping research this issue (need both pro and con) please contact me at 259-51 15. the CV residents who are opposed to any restrictions on metal roofing. I am trying to identify all the issues involved at this time. Please let me know what Also, please contact me if this moratorium would affect anything you are thinking of building. IfI know that Some metal roofs seem to create aggravated glare problems, some have led to no complaints whatsoever. What are the differences? What factors create problems—the coatings used? The roof angles and pitches? Placement in respect to other homes? Degree of chalking of the coatings after years of use? There are strong positive reasons why people choose metal roofing, such as long service life with little maintenance, ease of installation, and greater fire protection. In some cases, residents are using their metal roofs as their water source rather than relying on wells. Would it be possible to figure out which configurations were likely to harm neighbors and which weren’t? This was the motivation for the moratorium. Currently there are no building permit requests for structures with metal roofs, so no one is YET affected. The moratorium does not apply to dwellings that already have metal roofs where additions are desired for the same dwelling. It would be ridiculous to require a residence to use two different types of roof styles. There are several residences that have dark gray or brown metal roofs Recycle Now! with Grand County’s Canyonlands Community Recycling Center for drop-off: 1000 E. Sand Flats Rd.
