Overall, the number of residential housing units on the property would increase, but in exchange, the developer would donate some of the property to the city to be used as open space. The clustered housing would look something like the Evergreen development near the Orem Senior Friendship Center, Reams explained, with single-story, attached units at a density of six or seven units to the acre. One sample development develop-ment plan outlines a 25-acre 25-acre subdivision, another seven acres in clustered housing, and three acres of open space. The clustered units would have an estimated esti-mated ten car trips per day, compared to 14 per day for regular homes. Reams reaffirmed the council's long-standing commitment com-mitment to keep commercial commer-cial zoning away from the north side of 800 South. He also "put to rest" a rumor that the city was considering consider-ing high rise apartment units for the orchard land. People have said it is reasonable, and we have said, 'No.'" Another option for the property is for citizens to seek private donations to purchase and preserve the property. Reams said the city would be supportive if the resources were obtained. "We're interested in acquiring any of the property proper-ty we can, but we're not in a position to buy it." Reams was asked about the cost of maintaining a park. He said it costs about $1,000 per acre during the summer for basic maintenance. mainte-nance. A park with pavilions pavil-ions and restroom facilities costs four or five times that much. By law, the owner of a property is responsible for its maintenance. Asked if Orem has sufficient suffi-cient culinary water for the orchard property to develop, Reams stated, "We do have adequate water rights for the development of Orem." One resident expressed a concern with having a park near such a busy commercial commer-cial area. Reams responded, "That's fair, and our crystal ball is not any clearer than yours." The - city manager insisted insist-ed the city has no plans currently cur-rently to widen 800 East north of 800 South."I want to make that perfectly clear," he said. "We're not buying houses to widen 8th East." The next major road project for the city will be Sandhill Road in southwest Orem, which has been "waiting for 10 years."
