Sellers who try to sell their own home Icam the hard way that selling a property is not easy, and keeping it sold is even more diffioilc. What are the potential obstacles involved in getting to the dosing table when selling your own home? Negotiations can be difficult, even when the buyer really wants the house. Standard contract forms rarely cover all of the local requirements regarding disclosure laws. Such contracts may create loopholes that could allow a buyer with cold feet to back out at the last minute. When you have finally come to an agreement, how can you be sure that your buyers will find competent professionals to handle their loan and complete the closing? What if structural problems are discovered or property boundary problems are revealed? The experience and expertise of a professional Realtor is needed to conclude a successful transaction! The carports were at the Claimjumper condominiums on Homestake Road, and one of them collapsed onto at least three cars, photos from the scene provided by the Park City Building Department show. No injuries were reported. Ron Ivie, City Halls chief building official, said the first carport fell on March 12. The second one came down the next morning. Ivie said there was likely 3 feet of snow on the roofs. Some of the snow drifted from one part of the roofs to another, creating imbalances, according to Ivie. "It was overloaded with snow beyond their capacity," he said. The photos show two cars and a sport utility vehicle underneath one of the collapsed structures, and Ivie said an additional car was damaged. The four cars were "pretty heavily damaged,'1 he said. "They were sort of flattened," Ivie said. Three carports at Claimjumper withstood the snow, but Ivie said he condemned them after the collapses. By condemning them, people cannot use the carports. He said the Claimjumper owners association plans to raze the rest, and heavy equipment was in place nearby on - www.DeorValleySfWclaIlst.com Craig ©Dee rVallcySpeclallst.com (435) 647-8017 • (435) 649-7171 (800} 553-4666 Sdddkvlcw Otilct Pirk 2100 Park Avcnut. Another carport at the complex also collapsed under the weight of snow. The collapses prompted Park City's chief building official, Ron Ivie, to condemn three other carports at the Claimjumper complex. No injuries were reported. Tuesday morning. The Building Deparlment posted pink fliers on the carports indicating they were unsafe to occupy. "Its just not economical to try to fix them." he said. "You're better oft' to start new." Ivie said the carports probably went up in the mid-1970s, and they lacked bracing that would have strengthened them. The columns holding them up, he said, were slightly tilted. The collapses come as many buildings in the Park City area continue to hold significant amounts of snow on their roofs. Ivie said people should be aware of sagging beams and doors that stick when they nor- mally do not. Those are signs that rooftop snow is stressing a structure. "There's always danger, as we mentioned all along, with the snow loads," he said.
