Show r T'r. 6 Thursday, January THE GREEN SHEET West Of 1-2- 24, 1985 15 Hearing On Zone Changes Is Today WEST VALLEY. The second In a series of public hearings aimed at implementing the citys new master plan will be conducted by the City Planning Commission here this morning (Thursday). Near the top of the commissions agenda, the hearing will be held in council chambers at City Hall, 2470 So. Redwood Road, starting at 9 a.m. The hearing will focus on proposed zone changes within the master plans district three, which lies north of 3500 South, between and 4800 West. The city is in the process of making zoning throughout the city compatible with the master plan and existing zoning does not in all cases apply, according to John Janson, the city's long range planner. Among proposed changes on the agenda for this mornings public hearing is one calling for current to be heavy manufacturing (M-2- ) changed to light manufacturing (M-1- ) along the north edge of the city. That strip extends from to 4800 West between 2100 and 2400 South. Esthetics is one of the primary considerations in the proposed changed, Janson noted, explaining that since the area serves as a gateway to the city, M-- l zoning would enhance the chances for more presentable development. The M-- 2 zone, he pointed out, would allow such operations as salvage yards and asphalt plants. Another proposal would change current R-- 2 zoning, which allows duplexes, to R-- l, single family dwellings in two areas. One lies between 2700 and 3200 West, extending from 2700 to 3100 to South. The other is from 3100 to 3400 South, between and 3600 West. Another district three proposal would change M-- l to general commercial zoning, property at the northeast corner of 3600 West and 3100 South. While no public hearing is scheduled for district four, the area just south of district three, one is planned for Feb. 14 dealing with proposed changes in districts five and six, property lying west of 4800 West. Just before the Planning Commission opens the public hearing today, it will consider rendering a decision on districts one and two, the focal point of a hearing two weeks ago. One of the more controversial matters brought up at that session acres of land in dealt with 75-1- district one near 3300 South and 1500 West. The existing zone, s to be built on 8.5 allows acres. Proposed is change to which allows single family dwellings on 6,000 square foot lots. Some property owners supported the change, but a number indicated opposition to any type of change. Also on the agenda of todays Planning Commission meeting: Decisions on zoning amendment applications of Richard Godfrey, four acres from 0 to M-- l at 6160 W. 2100 South; and Del Mar Associates, 8.1 acres from A-- 5 to and 4 at 3500 W. 3100 South. four-plexe- R-l-- -r1 Hearing on zoning amendment application of Sutherland Lumber, changing 1.4 acres from 8 to 2 at 4570 So. 4000 West. How can we find out more what is going on?, Barbara Goff asked the board. I would really like to know more. My first concern is the safety of the children, Joyce Blackburn added. She was concerned about children who had formerly been bused now having to cross busy streets to walk to school. A third proposal by concerned area citizens was also introduced during the sometimes heated discussion which would shift different neighborhoods to different schools. The presence of three different proposals at times caused some confusion to the board with what had been proposed by whom. After dozens of patrons had voiced their concerns about the various proposals, board member Miriam Farnsworth suggested that board members reconsider this particular (boundary shift) proposal and moved they table any boundary change regarding Hunter until further study had been done. I am very concerned about the Steve safety of the children, Aubrey told the board. Explaining no sidewalks exist at present along 3100 South from the Fox Shadows subdivision to the new school, that cars traveling the street average between 50 and 55 mph, and West Valley has no plans at present to install sidewalks, Aubrey was joined by several other area parents in a plea to the board to do something about it. We have to a lot of people who drive that road, board member Miriam Farnsworth told the parents. School zones can be extended as far as they need to go. Superintendent John Reed Call assured the parents the district would do. whatever it could to alleviate the situation. He suggested the administrations hazardous route committee might be able to offer some assistance through busing if the route were deemed hazardous, and crossing guards at strategic points might allow some children to walk through subdivisions less traveled by motorists.
