Show PG Council Discusses Ideas for "The Grove" Development Near 1-15 in Pleasant Grove Pleasant Grove City Administrator Ad-ministrator Scott Darrington reported to the city council last week that the city has been working on ideas for The Grove shopping area planned near 1-15. The city council has discussed dis-cussed what would be admitted uses for that area. Scott noted that Dennis Baker and his group have also been discussing ideas for this area and they were in attendance atten-dance to talk with the council about some of their ideas and observations. He also stated that the city had recently adopted adopt-ed a temporary zoning for The Grove area while they studied what they would like to have in that location. Mr. Baker had recently asked if his group could meet with the council as they have similar interests in the area in question. Mr. Baker owns a large portion of the land in The Grove area, it was noted. Mr. Baker explained his ideas for the property which he bought in the early 1990's. He has about 103 acres in Pleasant Pleas-ant Grove and some in Lindon, also. He stated that about four land plans were made. It was noted in a copy of a planned layout what has been done already in the area and what the plans are to finish it. The roadway plan has been completed and they are very concerned about the land use plan for the area. Some proposed plans for the area were distributed for the council to review. It was noted that the proposed plans included Class A office space, high end commercial ' businesses," site planning, road design, landscaping, landscap-ing, all next to a 100 acre commercial com-mercial area. He showed some proposed drawings of ideas for the area and displayed some examples ex-amples of possible ideas of development. de-velopment. It was also shown that a McDonalds Restaurant was in their plans because of its high visibility and popularity. Pleasant Pleas-ant Grove Council had earlier indicated that it was not sure about having a place like McDonalds Mc-Donalds right at the front of The Grove area. The Baker people noted that they already have the BMW dealership in the area and it fits well within the zone. A discussion discus-sion followed in which some photos of the proposed or suggested sug-gested business layouts for the area. Brandon Fugal, a local real estate businessman, discussed the ideas for an upscale development develop-ment that is wanted in the area. He said the company wants to have an officecampus environment. environ-ment. Amenities and services is what is needed there, he said. It was also added that many people feel that Pleasant Grove does not have what is needed there right now. Most people feel that what they need there right now is quick retail and quick service restaurants so that they can get in and out quickly. Someone noted that other restaurants will go where McDonalds Mc-Donalds is already located. This would help Pleasant Grove now as things are slow to develop de-velop there right now because of the economy. Mr. Baker stated that his relationship re-lationship with Pleasant Grove has been rather informal so far. "We have not let up our standards stan-dards and we still want 'highend retail' . We worked to get John Hammond and his company involved several years ago and nothing has happened there over the past few years," Mr. Baker added. He also noted that his company com-pany usually works with the city on all phases of the development devel-opment to get the best possible project for the area. One developer talked about what can be done in the area of The Grove and they have been looking at ways to attract people to the area. He added that they need to get going on it. He said they do not want a whole bunch of food restaurants and gas stations, sta-tions, but lending banks have a say in what they will invest in. Council Member Boyd said that the city is looking at the whole entrance to the interchange in-terchange right now. It is a lot more than one corner, she noted. Brandon Fugal added that some of his contacts have said they don't want to be the first business busi-ness out there. He also stated that they need to work fast so they can tell some of the businesses they have had contact with about what is going on. Council Member Boyd said the council cannot make any decisions de-cisions now but would invite all of the developers back when all of the council members are in attendance. The general feeling was to get going on the development of The Grove area as soon as they logically can. When the discussion was over, the newer council members mem-bers were concerned that they did not know exactly what has been discussed in previous meetings over the years on the subject of The Grove. Mr. Baker said that he feels that he should take responsi bility for not making things clear to the council. The point is to make sure that they are all on the same page with no misunderstandings on what is actually desired for the interchange development, develop-ment, he said. City Attorney Tina Petersen Pe-tersen mentioned that the city is concerned about getting get-ting the top amount of sales tax revenues that they can. More tax revenues would come from higher quality restaurants and businesses. Community Development Develop-ment Director Ken Young said that architectural standards stan-dards have already been set for this area. The city council will schedule another council meeting when all of the city council can be in attendance, as well as Dennis Baker's group, and they want to do it as soon as possible. |
