Karen Watanabe wrote the summary article for the Bureau of Economic and Business Research at the University of Utah. In substance, there is much to be pleased about in the performance of the construction industry in Utah last year. Total permit-authorize- d residential construction was up 27.8 percent over 1974. Of particular importance was the fact that the end of this business-sing- le bread-and-butt- er residences-account- ed family for the greatest portion of the increase in value. One would expect value to go up even if the industry held its own but last year the numbers of units also took a significant 10.3 percent increase. Buried in the report was a statistic of great importance to apartment house builders. Since 1973 the percentage of multiple family units compared to all authorized dwell- - units has steadily shopping centers, hospitals, decreased. In 1974 only 28 percent of all authorized dwelling units were multiple family. Last year the figure plummeted to 21.8 percent an all time low. At the building peak in 1972 multiple family units accounted for 49.2 percent of all units. I believe the market is ripe for an increase in apartment units in Non-residenti- ff non-residenti- construc- al tion increased slightly. Ms. Watanabe suggests this is due to a typical lag of businesses to postpone their investment in new facilities until inventories and manu-- . facturing necessitate it. This partially explains the phenomenon of the glut of warehouse space on the market. There may be another explanation not offered by Ms. Watanabe. Commercial development tends to follow residential development. That is, not much is developed in percent. Down last year was the usually strong St. George, down 8.1 percent and Utah County, down 12.0 percent. Salt Lake County recorded an overall 17.3 percent increase with Midvale, Murray and Riverton leading the increases with 117 percent, 105 percent and 110 percent respectively.
