Whereas, the said Anna B. Derr and George W. Derr failed to pay the general taxes for the year 1924 upon the said described property, and the property was sold on December 22, 1924, to Salt Lake County, for the sum of $189.71 for taxes, penalty and costs, and the Realty Building Co., third party in said mortgage, was compelled to pay the sum of $207.85 on September 30, 1925, to redeem from said tax sale; and Whereas, default was made in the payment of said principal note of Three Thousand Dollars, due October 1st, 1925, together with interest at 8 per annum from August 30, 1925; cent per and Whereas, by reason of such default the legal holder of said note and deed of trust, The Realty Building Company, has declared the same wholly due and payable and requested the undersigned trustee to proceed to advertise and sell the described property as provided by the terms of said trust deed.
