DURING THESE times of advancing living costs, the pattern is said to be spreading qilite widely in many sections of France. 'These transactions usually involve an older person who owns a residence sometimes a considerable estate in w hich he or she may or may not be living. THE POINT is that the owner is w llling to trade the property for a lump sum down payment and a guaranteed income for life. Under the system, monthly payments are guaranteed as long as the seller lives, whether it be six months or 20 years. - Also, the payments are tied to a index so that provide for. So they use their house or apartment as a type of insurance to provide themselves a lifetime income. The intrinsic value of the property is established in the same fashion as any regular piece of realty. If a seller wishes to stay in the residence, the basic price is pared by way of a complicated formula based on the age of the owner. THE DOWN payment or is generally somelump sum where between a quarter and a third of the base price, while the monthly payments agreed upon are geared to this sum and the age of the owner. The payments given to the seller each month as long as he or she lives are always indexed on some mutually satisfactory basis. The index as a rule is con- nected with fundamental in- crease if prices move upward. QUITE A number of U S. real estate authorities expect that this real estate annuity may well find its way to this country, particularly with incomes of elderly Americans being badly eaten away by steep inflationary increases in the cost of living. French supporters of the system claim that the sellers are usually extremely contented with their situation once it is tried. Naturally, as in the financial annuities common in that country, the older the owner who sells, the larger the monthly income based on actuarial figures.
