Show Real EState The Balt Lake Tribune Sunday, September15, 1996 produced by Newspaper Agency Corp. | tefia NE Shbeorpoo. sia Changeis still a constant when it comesto Utah’s real estate market As trite as it sounds, and as often as we all hear it, the one constant we can always count on will be change. Changeis an interesting phenomenon, muchofit is about attitude, and in most cases it is positive. Such is the case with the housing andreal estate situation in ourvalley. Escalating prices may have burdened b to search for creative ways to purchase a home. Buyers may be waiting for a dropin price or for lower interest rates, looking for a more-favorable market in their behalf. Likewise, sellers may be waiting for for an even larger increase for their equity andselling price. Realistically, it can all be balanced if we think through the problem. Supply and demandwill continue to create the so-called buying andselling market, but waiting only creates havse in both directions. The buyer hopes to catch a window of lowerrates, when in fact those rates may well increase. In actuality, rates today are lower than they were 20 years ago. In addition, the choices for mortgage possibilities are numerous, varied and can be tailored to fit most people’s needs. Mats Kennison of Norwest Mortgage Corporation reported that rates are currently 9 percent for a 30-year fixed FHAloan, and 8.5 percent for a conventional 30-year fixed loan. “Although interest rates and housing prices have moved up moderately since the beginning of the year,it is still a great time to purchase a home,” Kennison said. “There are indeed a handful of loan programs which can be used to affect the increasing costs of homeownership, which makeit affordable.” “The powerful combination of robust 4.8 percent real annualized GDP growth during 1996's second quarter, combined with a surprisingly low 5.1 percent August national unemployment rate ening in two weeks,” said Jeff will always take place in our >, .. During the years that followed, the community continued to grow andprosper, evolving into a healthy farming village. Fort districts were established in 1854 in aneffort to protect the early settlers from Indian attack. Relations with the Indians quickly improved and plans for the fort were soon aborted But not all was in vain. Because the proposedsite of the fort was centrally located, manyofthe settlers wholived in the outlying areas relocated to be within the fort's parameters, thus spawning a well-organized business and residential district. The community grewfaster than ever before. In 1868 Kaysville became incorporated, thus becoming thefirst community in Davis Countyto take this step toward cityhood. General merchandise stores began springing up along Kaysville’s Main Street, which included a branch of ZCMI, the MorS41 mon cooperative store. Business thrived up and downthe street until the Great Depressionhit. Stephen Whiteside, who has spent the better part of his 64 years in | Kaysville, happily raised three chility. The wide dren in this c travelers stopped over at Sandy Creek, where upon they discovered rich soil and fertile land. Today the region is known as Kaysville. After spending that winter in “Big Field,” a temporary community located just south of Salt Lake, Phillips and Green returned to Sandy Creek in the spring of 1850 with their families at their sides and their belongings in tow. The William Kay family, which became wise to the area after hearing aboutit while at Big Field, arrived one day after the Phillips and Green parties had established camp. The settlement was ultimately named after Kay, even though it was Phillips and Green whofirst discovered the vast potential of the area. Word spread quickly along the Wasatch Front aboutthe fertile land found in the region. By the end of first quarter of '96. Such close and equal proximity to Utah’s two largest cities — some 16 miles — makes Kaysville andits sister community of Fruit Heights hot commodities with many Utah homebuyers. The small-town charm, quality schools and easy commutes to Salt Lake and Ogden have turned Kaysville into one of the true garden spots of Davis County. But there was one commute that played part in thecity’s history that wasn’t so easy; one commute that two early pioneers may have thought would never end.It was that journey, nonetheless, that ultimately gave rise to Kaysville. Those twosettlers are the ones to thank. The year was 1849 and the commutees were Edward Phillips and John Hyrum Green. Theyset out from Salt Lake for Brown’sFort, intent on surveying the land of what is present-day Ogden. From there things got ugly. Violent winds and torrential snowstorms made for a tumultuous trek — so difficult that Phillips and Green were forced to turn back. On their return to Salt Lake the weary expectations, the Fed will probably respond with a one-fourth percent tightening move on or before Sept. 24, perhaps followed by a comparable move in coming months. If, however, the PPI and or CPI data reflect near-zero inflation pressures, and long-term Treasury bond yields again fall below the 7 percent level, the Fed mayregainits desired option of doing absolutely nothing prior to the election, now less than eight weeks away.” Utah’s performance edge over other states should be less pronounced. Across the West, the California economic turnaround shouldslow the trend in new Utah business entrants. Much of Utah's growth, particularly related to construction, should also ease. Positive factors, such as the 2002 Winter Olympics, demographics, and theillusive “quality of life,” should temper any major national downturn or other negative impacts. Utah’s economic performance during the second half of this decade should remain amongthe nation’s best. From the seller's point of view, we need to always explore the primary needs and motivation of the seller.
