Part of an earlier zone change request was rejected after the city council of Nephi considered the request largely because of protests from nearby homeowner Scott submitted a vicinity map and now will need to have a preliminary plat and final plat approved." said McKnight. That would, if all went well, still take a few months to accomplish. Both the council and planning commission must give approval to the project before it can be completed. subThe proposed four-lo- t division will be located on the southeast section of Nephi and just above the new Wal nut Grove Subdivision. Coombs fought the earlier proposal because he did not want small lots located next to his property because, he feared, they may reduce the value of his home. One of the reasons Coombs bought lus property in the first place was that, m spite of the homes condition at the time, the house was a good investment berun-dow- n cause of its potential and because of the lot sizes in the area which would maintain property values. His home is currently valued at more than $200,000. Next, said McKnight, the subdivision will need a preliminary plat approval from both the council and the planning commission and both groups will also need to approve a preliminary plat and a final plat.
