Equalization By DORIS QUINN Progress editor j why they felt the assessment w as not accurate. If it turned out we found an inaccurate legal description of the property, we referred them to the . recorders office. If they were over 65 and just couldnt afford the taxes we referred them to the clerk's office where they could apply for the circuit breaker. We made appointments for Held visits to reevaluate some properties. We have about three to four days of field visits scheduled. And if it turned out we just couldnt help them we referred them to the commissioners for fturther help." Taxpayers who went on to the commissioners office, found all three commissioners, as well as Assessor Jim Fauver and Auditor Bruce Funk ready to assist them. Commissioner Petersen said, We really didn't see more tax payers than we have in the past. And as usual the day was very interesting. In addition to the factor order from the state mandating Jim to value made the determination of the county properties at their fair marpropertys value and see the ket value, we are seeing centrally comparables used during the assess- assessed property taxes being dement. creased and more of the burden beCarol Riddle, an assessor for the ing shifted to local taxpayers. Cencounty, said, We looked over the trally assessed properties still pay a property description with the tax- great majority of the taxes but the payers. We explained to them how we percentage is decreasing. For a lot determined the value of the home, of tax payers all we could do was and showed them other homes and console them. We were able to make properties similar to theirs which had some decisions to reduce the assold recently as comparables. We resessed values of some properties, but viewed floor plans, square footage, the majority of the taxpayers will legal descriptions and other factors have to wait for field visits by the we used to reach our assessment. We assessors office and follow through gave them the opportunity to tell us with the 30 day process." The Emery County Board of Equalization met last Wednesday to help tax payers understand their property taxes. Commissioner Kent Petersen said the main reason tax payers are seeing such an increase in their property values, which are resulting in higher property taxes, is because the state tax commission had ordered Assessor Jim Fauver to factor up the property values according to recent sales in the county. Property in the county has been averaging 20 percent higher in sales price than in assessment values. Fauver must follow the ' appraisal laws set forth by the state. For those meeting with the Board of Equalization, they began in the assessors office where the description of their property along with the assessors market value were evaluated. Taxpayers were given the opportunity to see how the assessors Chet Jensen and Dustin Jensen used a little elbow grease to bring the miniature golf course behind the Country Cafe back to life. They have been open since July 27 and will continue until the weather gets too cold. When school starts they will be open from 4 pm to 8 pm, Monday through Saturday.
