By buying a mobile home you figure to be among the millions who cannot afford to go $40,000 or more into debt for conventional stick houses. But beware before you buy. There are pitfalls to avoid and careful examinations to be made. Here are a few pointers on what to look for: First, if you possibly can, buy a new mobile home. You then have a years factory warranty on con- struction and the appliances are warrantied by their manufacturer. Check the exterior. Stand along the outside and squat down. Check the frame lengthwise. Is it straight or does it dip and bluge as if it is warped? Check the aluminum siding. Is it snug, with no bulges or popped screws? When you check the seams be sure they are hooked up so the laps all join pointing toward the rear. inCheck window stallations inside and out. If the home is used, check on the interior walls under the windows. If moisture has leaked through, it will show. In a used home also check your ceiling for water spots, meaning a roof leak. In the manufacturers brochure check for internal construction 2 by 4 inch walls, 16 inch centers and 2 by 6 inch floor joists. The most insulation you can afford will be the cheapest saving you can ever make. Our home was arctic insulated, built by a manufacturer. northern Our heating bill for a 14 by 68 foot mobile home last winter averaged about $13 a month so there definitely is a difference. Youll have to take the manufacturers word on insulation but I have known of cases where it was proved the insulation was not as represented and it has been redone by the manufacturer. Be sure to hang on to the papers telling what is built into your home. Thermal windows are becoming almost standard in mobile homes. However, there are pros and cons. Thermal windows give only half a window to open. Windows built like house windows catch the roof drip if the eave overhang is not wide enough. Louvered windows give more fresh air control but may imply more future repair. Check operation of all windows. Write down all the needed repairs. You know as well as I do it takes $500 for a good sturdy couch and $200 for a mattress set. Cheaper ones may do for a while, but dont count on any trade-i- n value in a year. Check kitchen cupboards. Are the units boasting a wooden back and sturdy shelves or are they tacked onto the kitchen wall? Do the kitchen drawers have wood, masonite or plastic interiors. Check the paneling over the entire trailer. Press on it is it. If it goes probably the thinnest available. Some trailers do have one forth inch panel. Some can be ordered even heavier.
